LINCOLN -- Of 11 property transfers recorded at the South Middlesex Registry of Deeds between Sept. 25 and Oct. 24, only four carried a sale price in the registry's current records, while seven involved family members or individuals moving property into their own revocable trusts.

MARKET OVERVIEW

Eleven transactions were recorded in Lincoln during the period. Of those, four show a recorded sale price, ranging from $425,000 to $1,689,200, with a median of $900,000 among the priced sales. The remaining seven transfers have no price listed; based on the pattern of grantor and grantee names, most of these appear to be transfers of property into trusts held by the same individuals, or between family members, rather than open-market sales. Prices for the seven pending transfers may still reach the registry in the coming days. With four confirmed arm's-length sales in a one-month window, this period reflects limited but notable high-end activity at the top of the range.

TOP SALES

The highest-priced sale was 4 Cedar Rd, which sold for $1,689,200 on Oct. 23. The seller was listed as Joel D. Bargmann, trustee of a revocable trust, and the buyers were Margaret A. Sullivan and Connor Sullivan Ingari. The second-highest sale was 131 Lincoln Rd, which sold for $1,225,000 on Oct. 6; sellers Russell Ernest McConnell and Anna Alison Crowe sold to Korey Michael Erb and Maria Fernanda Lopez Portillo Alcocer. The third sale was 146 Lincoln Rd, Unit 146A, which sold for $575,000 on Oct. 14; Jonathan Ajit Solomon sold to Benjamin Cooper Gould. The fourth and lowest-priced recorded sale was 35 Todd Pond Rd, Unit 1C, which sold for $425,000 on Oct. 16; Susan Holland sold to Amy Russo. Bed, bath and square-footage figures were not available in the deed data for any of these transactions.

NEIGHBORHOOD BREAKDOWN

Lincoln Road saw the most activity of any street, with three transfers: 60 Lincoln Rd (trust transfer, no price), 131 Lincoln Rd ($1,225,000) and 146 Lincoln Rd, Unit 146A ($575,000). Concord Road also had two transfers, at 191 Concord Rd and 258 Concord Rd, both involving trust transfers with no recorded price. By price tier among the four sales with recorded figures: one sale topped $1.5 million (4 Cedar Rd), one fell in the $1 million to $1.5 million range (131 Lincoln Rd), and two were under $600,000 (146 Lincoln Rd Unit 146A and 35 Todd Pond Rd Unit 1C).

MARKET NOTES

Seven of the 11 recorded transfers during the period involved a grantor and grantee sharing the same name or family surname, consistent with property moving into a revocable trust or between relatives: 191 Concord Rd, 15 Linway Rd, 258 Concord Rd, 60 Lincoln Rd, 165 S Great Rd, 15 Pine Ridge Rd and 25 Long Meadow Rd. None of these seven list a sale price in the current data. The four transactions with recorded prices all involved buyers and sellers with different surnames, suggesting open-market sales; these four also account for the full spread between the period's low and high prices. Two of the priced sales, at 35 Todd Pond Rd and 146 Lincoln Rd, were condominium units based on their unit-numbered addresses, while the other two priced sales did not carry unit designations.
