Four Holliston Sales Top One Million Dollars Amid Wide October Price Range

HOLLISTON -- Twenty property deeds were recorded in Holliston between Sept. 25 and Oct. 24, with recorded sale prices ranging from $195,000 to $1,390,000 and a median of $785,000 among the 11 transactions that have a price on file so far.

MARKET OVERVIEW The registry recorded 20 deed transfers during the period, but only 11 carried a sale price at the time of this report; the remaining nine are trust or estate transfers, where consideration amounts either are not recorded in the same way or have not yet posted to the registry. Among the 11 priced sales, the range ran from $195,000 to $1,390,000, with a median of $785,000. Measured only by the raw count of 20 recorded deeds, the period shows steady transaction activity, though nearly half of those transfers were family or trust-related rather than open-market sales.

TOP SALES The highest-priced sale was 60 Johnson Dr., which sold for $1,390,000 on Oct. 8. Sellers were Daniel Waugh and Kyle Johnson; buyers were Sarah E. Rowe and Bradley K. Rowe. 208 Mohawk Path sold for $1,375,000 on Sept. 30. Sellers were Premsankar Alwarsamy and Premsanker Alwarsamy; buyers were Kumar Anupam and Tista Banerjee. 21 Foxwood Cove sold for $1,100,000 on Sept. 29. Sellers were Jose Sanchez and Mary Ann Sanchez; the buyer was Sean McMullin. 1172 Washington St. sold for $1,095,000 on Oct. 8. The seller was Washington St Holliston LLC; buyers were Charles Buhl and Vanessa Buhl. 15 Bullard St. sold for $870,000 on Oct. 9. The seller was Ze Evi Shahar; buyers were Amanda Sophia Deirdre Bergeron and Richard C. Bergeron III.

NEIGHBORHOOD BREAKDOWN Washington Street recorded two sales this period: 1172 Washington St. at $1,095,000 and 1804 Washington St. at $785,000, the latter sold by Martin T. and Shirley A. Willard to Henry and Jacquelyn Marshall on Oct. 1. Cottage Drive also saw two transfers, 33 Cottage Dr. and 0 Cottage Dr., both involving the Fitzgerald family and both without a recorded price. By price tier among the 11 sales with recorded figures: three sold under $500,000 (109 Rockland St. at $410,000, 66 Lakeshore Dr. at $309,750, and a Holliston property listed without a specific street address at $195,000); four sold between $500,000 and $1 million (15 Bullard St. at $870,000, 1804 Washington St. and 47 Westfield Dr. each at $785,000, and 33 Copper Ln. at $670,000); and four sold above $1 million (60 Johnson Dr., 208 Mohawk Path, 21 Foxwood Cove, and 1172 Washington St.).

MARKET NOTES Nine of the 20 recorded deeds, 45% of total activity, were trust or estate transfers within the same family: properties on Richard Road, Wingate Road, Garrett Way, Jackson Drive, Brooksmont Drive, Regal Street, Glen Ellen Boulevard and both Cottage Drive parcels. None of these nine carried a recorded sale price at the time of this report. Two of them, 54 Garrett Way Unit 53 and 52 Jackson Dr. Unit 60, were condominium units, indicating the family-trust pattern spans both single-family homes and condos.
