Five Priced Malden Sales Span $580,000 To $950,000 In September

MALDEN -- The South Middlesex Registry of Deeds recorded 18 property transfers in Malden from Sept. 18 through Oct. 17, but only five carried a recorded sale price by the registry's latest update, ranging from $580,000 to $950,000.

MARKET OVERVIEW Of the 18 recorded transfers, five had a sale price posted: $580,000, $630,000, $660,000, $800,000 and $950,000. The median among those five is $660,000. The remaining 13 entries show no consideration amount yet, which is typical for recently filed deeds and does not indicate the price was withheld; prices for recent filings often post to the registry within about a week. With 18 total filings, deed activity for the period is in line with a typical month's volume, though a full market read is limited until more prices post.

TOP SALES 354 Lynn St sold for $950,000 on Sept. 29. The seller was listed as Lynn Street Realty Trust, with Kathleen M. Welch as trustee; the buyer was Sael Jean Raynaud. 25 Leland St sold for $800,000 on Sept. 23. The seller was Indo Renovation Inc.; the buyers were Michael Yang and Rin Yang. 28 Preston St sold for $660,000 on Sept. 25. Sellers Demetri and Vanessa Asiatidis sold to buyers Jared Hettrick and Christos Miliotis. 185 Madison St, Unit 185, sold for $630,000 on Sept. 23. The seller was Austin Properties LLC; the buyers were Srinidhi Jagannath and Nandini Ramesh. 57 High St sold for $580,000 on Sept. 18. The seller was Ping Wang; the buyers were Yuxin He and Yongxin He.

NEIGHBORHOOD BREAKDOWN No street in the period recorded more than one transfer, so there is no street-level clustering to report. By price tier, all five sales with recorded prices fell in the $500,000-to-$1 million range: $580,000, $630,000, $660,000, $800,000 and $950,000. No sales with a recorded price fell below $500,000 or above $1 million this period. Examples include 59 Wentworth St and 2 Centennial Circle, both transferred from Ronald Minervini to "Minervini Ronald TR; Family Trust"; 156 Cherry St, transferred from Roman and Brenda Makara to themselves as trustees; 36 Dodge St, transferred from Judy Chou Chen and Huan Chi Chen into the Judy Chou Chen Living Trust; and 228 East Border Road, transferred from Arthur P. Poulos and Andrea M. Poulos to Andrea M. Poulos alone. These same-family or trust transfers are a likely factor in why so many of the period's deeds carry no sale price.
