EVERETT -- Sixteen properties changed hands in Everett between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $418,000 for a Tileston Street condominium unit to $1.6 million for a Ferry Street property, according to deeds recorded with the South Middlesex Registry of Deeds.

MARKET OVERVIEW

The registry recorded 16 property transfers during the four-week period. Of those, eight listed a sale price, ranging from $418,000 to $1,600,000, with a median sale price of $690,000 among the disclosed transactions. The other eight deeds did not include a consideration amount, which is common for family transfers, trust conveyances, and certain LLC transactions and does not necessarily indicate a lower-value sale. Based on raw count alone, 16 recorded deeds in roughly one month represents a moderate pace of turnover for the city, neither unusually high nor low by the numbers on hand.

TOP SALES

The period's highest-priced transaction was 110 Ferry St, which sold for $1.6 million on Aug. 20. Braz Realty Group LLC sold the property to Xueying Feng and Feilong Xu. At 20 Hatch St, Jinyu Xie and Meng Xino sold to Biping Huang for $1,063,000 on Aug. 7, the only other sale above $1 million. At 31 Freeman Ave, Hector E. Chajon and Judith Martins sold to Tsion Abera for $799,000 on Aug. 21. A property at 51 Adams St sold for $730,000 on Aug. 10, with Pamela Sacco as seller and Claudia Temdenou Tsamo Beaurelle as buyer. Rounding out the top five, 59 Paris St sold for $650,000 on Aug. 27; Emily F. Smith, also recorded as Emily F. Doyle, sold to Petterson Inacio Soares and Kaitlyn Adele Soares.

NEIGHBORHOOD BREAKDOWN

No street in the dataset recorded more than one sale, so transactions are grouped by price tier among the eight disclosed sales. Two sales fell under $500,000: a Tileston Street condominium unit at $418,000 and an unaddressed Everett property at $425,000, sold by Mackenzie Hinds to Joacir Reis Demelo. Four sales fell between $500,000 and $1 million: 83 Dartmouth St ($645,000), 59 Paris St ($650,000), 51 Adams St ($730,000) and 31 Freeman Ave ($799,000). Two sales exceeded $1 million: 20 Hatch St ($1,063,000) and 110 Ferry St ($1,600,000). The remaining eight properties, without disclosed prices, were spread across Albion, Alfred, Broadway, School, Belmont, Madison, Myrtle and Jones streets, with no concentration on any single block.

MARKET NOTES

Five of the 16 recorded deeds, nearly a third of the period's activity, involved transfers among family members or into trusts, and none of the five listed a sale price. At 383 Broadway and 40 School St, both recorded Aug. 25, Ferdinand Capone and Michele Capone transferred ownership to Michele Capone alone. At 31 Myrtle St, Enrique A. Cartagena Santos transferred the property to himself and Rosa Santos as trustees. At 8 Jones St, Eusebio F. Arruda and Eusebio Arruda transferred the property to Eusebio F. Arruda and Paula F. Arruda as trustees. And at 88 Madison Ave Unit 1, Frank Diogo Ruiz Merino and Adriano A. Ruiz transferred to Frank Diogo Ruiz Merino and Ednalva B. Dasilva. Separately, two properties were acquired by limited liability companies without disclosed prices: 19 Alfred St, sold by George G. Sarkis Jr. to Alfred Street LLC, and 23 Belmont St, sold by David Edelman to CDE Everett Malden LLC. Two of the period's 16 transactions, at 66 Tileston St and 88 Madison Ave, were condominium units, identified by unit numbers in the deed records; the remainder did not specify unit designations. No square footage or bedroom/bathroom data was available in the deed records for this period.
