Everett home sale prices range widely from $238,000 to $1.1 million

EVERETT -- Fourteen residential deeds were recorded in Everett between Sept. 4 and Oct. 3, with sale prices so far available for six of those transactions, ranging from $238,000 to $1,110,000.

MARKET OVERVIEW The registry recorded 14 property transfers in Everett during the period. Of those, six carry a reported sale price, with a low of $238,000 and a high of $1,110,000. The median among the six reported prices is $655,000. The remaining eight transfers show no price yet; under normal registry timelines, prices for recent deeds typically post within about a week, so additional figures may surface for these properties as the data catches up. Based on raw count alone, 14 recorded transfers is a moderate volume for the city over a four-week span, though with more than half the prices still pending, a full picture of September's market won't be clear until those figures post.

TOP SALES The month's highest-priced sale was 441 Ferry St., which sold for $1,110,000 on Sept. 10. Peiying Huang was the seller; PL Somerville LLC was the buyer. The second-highest was 29 Oakland Ave., which sold for $850,000 on Sept. 9; Eugene J. Borgonzi and Michael Bodnaruk were the sellers, and Contracting Inc. was the buyer. A property in Everett sold for $600,000 on Sept. 16, with Adeodato J. Miranda Neto as seller and Agna S. Batista Miranda as buyer; no street address was provided for this transfer in the deed data. Rounding out the top sales were 30 Rosedale Ave., which sold for $710,000 on Sept. 4 (sellers Kenneth A. Harney and the estate of Donald M. Harney; buyers Juan Carlos Sorto Reyes and Keydi M. Argueta), and 39 Elsie St., which sold for $575,000 on Sept. 8 (sellers the estate of Paul T. Hussey and Richard J. O'Neil Jr.; buyer Aaditya Malapati).

NEIGHBORHOOD BREAKDOWN Elsie Street saw two recorded transfers during the period: 92 Elsie St. on Sept. 17 and 39 Elsie St. on Sept. 8, the latter the only one of the two with a reported price so far ($575,000). No other street had more than one recorded transfer. By price tier among the six sales with reported figures: one sale fell under $500,000 (the $238,000 condominium unit at 68 Linden St.); four fell between $500,000 and $1 million ($575,000, $600,000, $710,000 and $850,000); and one exceeded $1 million ($1,110,000 at 441 Ferry St.).

MARKET NOTES Several of the month's transfers appear to be within-family or trust-related changes of ownership rather than open-market sales, based on matching names between grantor and grantee or the presence of trust entities on both sides of the deed. These include transfers at 92 Elsie St., 28 Lafayette St., 32 Rock Valley Ave., 72 Winslow St., 67 Cottage St. and 232 Main St. Two recorded transfers involved condominium units: 68 Linden St. Unit 49 ($238,000) and 881 Broadway Unit 31, the latter with no price yet available. Two transfers involved an estate as grantor: 39 Elsie St. and 30 Rosedale Ave. Beyond these patterns, the deed data does not include property type, square footage or bedroom/bathroom counts, limiting further market analysis for this period.
