Everett Home Prices Split as Sales Range From $107,500 to $2 Million

EVERETT -- Seventeen property transfers were recorded in Everett between Aug. 28 and Sept. 26, with sale prices ranging from $107,500 to $2 million and a median price of $637,000, according to deeds filed with the South Middlesex Registry of Deeds.

MARKET OVERVIEW

Of the 17 recorded transfers, 14 carried a sale price in the registry data; the remaining three showed no price, which typically means the figure had not yet reached the registry at the time this data was pulled. The median sale price among the 14 priced transactions was $637,000, based on the seventh and eighth highest prices in the range ($594,000 and $680,000). The raw count of 17 recorded deeds in a roughly one-month window provides only a single data point; without comparable figures from prior periods, this report does not characterize the pace of sales as active or quiet.

TOP SALES

The month's highest-priced transaction was 1727 Revere Beach Parkway, which sold for $2 million on Aug. 28. The deed lists Trilogy Everett LLC as seller and Revere Beach Parkway LLC as buyer.

441 Ferry St. sold for $1,110,000 on Sept. 10, with Huang Peiying as seller and PL Somerville LLC as buyer.

33 Nichols St. sold for $860,000 on Sept. 1. The sellers were William J. O'Brien and Linda F. O'Brien, both listed as trustees; the buyer was Juan D. Cano.

29 Oakland Ave. sold for $850,000 on Sept. 9, with Eugene J. Borgonzi and Michael Bodnaruk as sellers and Contracting Inc. as buyer.

An Everett property, listed in the deed data without a specific street address, sold for $800,000 on Sept. 4. Mariah Weber was the seller; Adam D. Stephano and Angie V. Stephano were the buyers.

NEIGHBORHOOD BREAKDOWN

No two recorded sales this period shared the same street name, so no single-street pattern emerged. Grouped by price tier: three sales closed under $500,000, at 58 Cedar St. ($107,500), 15 Staples Ave. ($312,000) and 20 West St. ($494,600). Eight sales fell between $500,000 and $1 million: 30 Chelsea St. Unit 501 ($512,000), 39 Elsie St. ($575,000), 184 Hancock St. Unit 184F ($594,000), 80 Clarence St. ($680,000), 30 Rosedale Ave. ($710,000), the unaddressed Everett property ($800,000), 29 Oakland Ave. ($850,000) and 33 Nichols St. ($860,000). Two sales topped $1 million: 441 Ferry St. ($1,110,000) and 1727 Revere Beach Parkway ($2 million). Three additional transfers, at 67 Cottage St., 232 Main St. and 28 Porter St., had no price yet available in the data.

MARKET NOTES

Two of the 17 recorded transfers involved condominium units: 184 Hancock St. Unit 184F and 30 Chelsea St. Unit 501. At least four transactions listed a limited liability company or corporate entity as buyer or seller, including 441 Ferry St. (PL Somerville LLC), 29 Oakland Ave. (Contracting Inc.), 20 West St. (Revive Commonwealth LLC to Indo Renovation Inc.) and 1727 Revere Beach Parkway (Trilogy Everett LLC to Revere Beach Parkway LLC). Three of the transfers without a recorded price, at 67 Cottage St., 232 Main St. and 28 Porter St., moved property between individuals and a trust bearing a matching name or shared sellers, a pattern consistent with family or estate-related transfers.
