Everett home prices span $107,500 to $2 million in latest deed records

EVERETT -- Fifteen property transfers recorded at the South Middlesex Registry of Deeds between Aug. 14 and Sept. 12 ranged from $107,500 to $2 million, with a $2 million commercial-property sale on Revere Beach Parkway marking the period's largest transaction.

MARKET OVERVIEW The registry recorded 15 sales during the period, nine with disclosed prices. Prices ranged from $107,500 to $2,000,000, and the median sale price among disclosed transactions was $645,000. With six of 15 deeds not listing consideration amounts, the disclosed-price sample is limited; the raw count of 15 recorded transfers over the four-week period indicates a steady but not unusually heavy pace of activity.

TOP SALES The period's highest-priced transaction was 1727 Revere Beach Parkway, which sold for $2,000,000 on Aug. 28. Trilogy Everett LLC sold the property to Revere Beach Parkway LLC. The second-highest sale was 110 Ferry St., which sold for $1,600,000 on Aug. 20; Braz Realty Group LLC sold to buyers Xueying Feng and Feilong Xu. At 31 Freeman Ave., the property sold for $799,000 on Aug. 21, with sellers Hector E. Chajon and Judith Martins conveying to buyer Tsion Abera. A sale at 59 Paris St. closed for $650,000 on Aug. 27; sellers Emily F. Smith and Emily F. Doyle sold to Petterson Inacio Soares and Kaitlyn Adele Soares. Rounding out the top five, 83 Dartmouth St. sold for $645,000 on Aug. 18, with sellers Ronald Joseph Medeiros and Robert Frederick Medeiros conveying to buyers Omar Lahssan and Amal Ady.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so no single-street cluster emerged this period. By price tier, two disclosed sales fell under $500,000: a $452,000 sale at an unspecified Everett address and $107,500 for 58 Cedar St. Five sales fell in the $500,000-to-$1 million range: 27 Plumer St. ($500,000), 30 Chelsea St. Unit 501 ($512,000), 83 Dartmouth St. ($645,000), 59 Paris St. ($650,000) and 31 Freeman Ave. ($799,000).
