Craig Road sale tops $2 million as Acton price range widens this month

ACTON -- Eighteen property transfers were recorded at the South Middlesex Registry of Deeds for Acton between Sept. 11 and Oct. 10, led by a $2,150,000 sale on Craig Road, though pricing has not yet posted for more than half the transactions.

MARKET OVERVIEW Of the 18 recorded sales, eight carried a listed consideration amount so far, ranging from $250,000 to $2,150,000, with a median of $740,500. The remaining 10 sales show no price yet, which is standard for deed data and typically appears within about a week of recording rather than indicating any sale price was withheld. With pricing available for fewer than half of the month's transactions, it is too early to characterize the full month's market strength from price data alone, though the 18-sale count itself represents a measurable volume of turnover for the roughly four-week period.

TOP SALES The month's largest transaction was 15 Craig Rd, which sold for $2,150,000 on Sept. 18. Banzan International Group Corp sold the property to Craig Road LLC. At 92 Willow St Unit 1, a condominium sold for $1,401,000 on Sept. 17. Willow Woods LLC sold the unit to Sathappa Murugappan and Palaniappan Nagu. 100 Hayward Rd sold for $1,050,000 on Sept. 16. Deborah Hess, as trustee of the Hess Realty Trust, sold the property to Austin E. Sharpe and Abigail H. Sharpe, as trustees. At 11 Longmeadow Way Unit 26, a condominium sold for $960,000 on Sept. 15. William S. and Shirley A. Beebee sold the unit to Weiguo Zhai and Jing Lin. 11 Beth Cir Unit 11, a condominium, sold for $521,000 on Sept. 24. Ting Chen sold the unit to Nghia Le Ba Thai and Nhu Y Mai.

NEIGHBORHOOD BREAKDOWN School Street saw two sales during the period: 13 School St sold for $250,000 on Sept. 21 and 3 School St sold for $350,000 on Sept. 18, both from the Town of Acton to Somme Development LLC. No other street recorded more than one sale with a listed price. Among priced sales, two fell under $500,000 (13 School St, 3 School St, and 27 Hartland Way Unit 304 at $265,000), two fell in the $500,000-to-$1 million range (11 Beth Cir Unit 11 and 11 Longmeadow Way Unit 26), and three exceeded $1 million (100 Hayward Rd, 92 Willow St Unit 1, and 15 Craig Rd).

MARKET NOTES Priced sales included a mix of single-family and condominium properties: 100 Hayward Rd, 15 Craig Rd and 11 Longmeadow Way Unit 26 (the condominium's building type aside) sold alongside unit sales at 92 Willow St, 11 Beth Cir and 27 Hartland Way. The two Town of Acton sales on School Street both went to the same buyer, Somme Development LLC. Separately, a number of the unpriced transfers in this period, including properties on Quarry Road, Willis Holden Drive, Ryder Path, Concord Road, Old Beaverbrook Road, Lincoln Drive, Wachusett Drive and Jaimes Way, list a grantor and grantee with matching or overlapping names, often with one party identified as a trustee, consistent with transfers of property into a trust rather than open-market sales. Bed, bath and square-footage figures were not available in the deed data for any listed sale.
