Coolidge Road Deal at $2.15 Million Leads September Price Gains in Reading

Reading recorded 18 property deeds from Sept. 18 to Oct. 17, but only six carried a sale price as of this report, ranging from $625,000 to $2,150,000 with a median of $750,000 among those six.

READING -- A Coolidge Road property sold for $2,150,000 in late September, the highest price among Reading deeds recorded over the past month, even as more than half of the period's 18 recorded transfers were family or individual-to-trust transactions with no sale price yet on file.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 property transfers in Reading between Sept. 18 and Oct. 17. Of those, six carried a recorded sale price, ranging from $625,000 to $2,150,000, with a median of $750,000 among the priced sales. The remaining 12 transfers had no price on file as of this report; per registry practice, prices typically post within about a week of recording, so additional figures may surface for this period. With 18 deeds filed, recorded activity was comparable across the month, though the price data available so far covers only a third of transactions, limiting conclusions about overall market direction.

TOP SALES

5 Coolidge Road sold for $2,150,000 on Sept. 21. The seller was listed as Coolidge Rd LLC; the buyers were Daniel J. and Deana M. Holley.

71 Colonial Drive sold for $935,000 on Sept. 24. Laura A. Pica was the seller; the buyer was Colonial LLC.

868 Main Street sold for $775,000 on Sept. 21. Sellers Gabriel A.D. and Michaela A. Shaikh transferred the property to buyers Megan and Ryland P. Sinclair.

79 Hancock Street sold for $725,000 on Sept. 18. Sellers John and Kristina M. Patalano sold to Jessica Quinones and Raymond Bernando Quinones II.

7 Carnation Circle, Unit D, Building 7, sold for $660,000 on Sept. 25. Melissa J. Gaines was the seller; Daniel and Pamela Creamer were the buyers.

NEIGHBORHOOD BREAKDOWN

Woodward Avenue saw two transfers in the period: 34 Woodward Ave., moved from Allen C. Gordon into the Gordon Family Realty Trust, and 21 Woodward Ave., sold by David C. Commito to Christina Hixon, trustee. Neither carried a recorded price. Allen Gordon also transferred 136 Grove St. into the same Gordon Family Realty Trust the same week, a pattern of consolidating multiple properties under one trust rather than a sale to a new owner.

By price tier among the six sales with recorded figures: five fell in the $500,000-to-$1 million range (7 Carnation Circle at $660,000, 71 Colonial Drive at $935,000, 868 Main Street at $775,000, 79 Hancock Street at $725,000, and 1 Charles St. Unit A at $625,000), while one sale, 5 Coolidge Road, topped $1 million at $2,150,000. No recorded sale this period fell below $500,000.

MARKET NOTES

Ten of the 18 recorded transfers involved the same family name on both the grantor and grantee lines, typically an individual or couple transferring a property into a trust bearing their own name, such as the Boegel/Werth transfer at 3 Highland St., the Abbott transfer at 38 Hartshorn St., and the Sutcliffe transfer at 32 Summer Ave. None of these carried a recorded price, consistent with their nature as internal family or estate-planning transfers rather than open-market sales.

Property types among the recorded deeds were mixed: three transfers involved condominium units (4 Summit Terrace Unit 511, 7 Carnation Circle Unit D, and 1 Charles St. Unit A), while the remaining 15 were single-family or unspecified residential properties. Bedroom, bathroom and square-footage data were not available in the deed records for any property this period.
