Concord Home Sale Tops $5 Million as Trust Transfers Dominate July Deeds

CONCORD -- A house on Musketaquid Road sold for $5,305,000 in July, the highest price among 16 property transfers recorded in Concord over the past month, though most of those transfers moved property between family members or into trusts rather than to new buyers.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 16 property transfers in Concord between July 10 and Aug. 8. Six of the 16 included a disclosed sale price, ranging from $935,000 to $5,305,000, with a median of $2,137,500 among those six. The other 10 transfers listed no consideration amount, which is common for deeds that convey property between relatives or into a trust rather than sell it on the open market. Sixteen recorded transfers is a substantial count for a single month, but with only six carrying disclosed prices, and one of those six also appearing to be a same-owner trust transfer rather than a sale to a new buyer, the raw count alone does not indicate how active open-market buying and selling was in Concord this period.

TOP SALES 315 Musketaquid Road sold for $5,305,000 on July 23, the month's highest disclosed price. The deed lists Roger A. Strauch and Julie A. Kulhanjian as both sellers and buyers, in their capacity as trustees, indicating the property moved into a trust held by its existing owners rather than to a new buyer. 59 Elm Street sold for $3,495,000 on July 21. Sellers Thomas J. Vaughn and Judith Chiarelli Vaughn conveyed the property to buyers Joshua Minty and Katherine Adams Minty. 16 Hatch Farm Lane, Unit 16, sold for $2,975,000 on July 15. Seller Concord Culinary Cottages LLC conveyed the unit to the RT Family Trust and Kenneth Roselli, trustee. 1547 Main Street sold for $1,300,000 on July 16. Seller Monika L. Andersson, trustee of the Monika L. Andersson Trust, conveyed the property to buyers Andrew A. Brady and Sara E. Markey. 69 Potter Street sold for $1,125,000 on July 17. Sellers David and Lyndsey Lis conveyed the property to buyer Katharine Walker Shapleigh.

NEIGHBORHOOD BREAKDOWN Main Street had two recorded transfers in the period, at 1547 Main St. and 1985 Main St.; neither disclosed a price. Drum Hill Road had one recorded transfer, from Peter B. Ferraro to Laura Ferraro Close, alongside a second deed with no listed address recorded the same day between the same two parties. No other street had more than one transfer. Among the six sales with disclosed prices, one fell under $1 million ($935,000, 646 Cambridge Turnpike), three fell between $1 million and $3 million (69 Potter St., 1547 Main St. and 16 Hatch Farm Lane), and two exceeded $3 million (59 Elm St. and 315 Musketaquid Road).

MARKET NOTES Deed records did not include bed, bath or square-footage data for any of the 16 transfers, so no price-per-square-foot comparison is possible. At least three of the transfers involved condominium units, identified by unit numbers, at 2 Black Birch Lane, 12 Sweet Birch Lane and 16 Hatch Farm Lane; the rest were single addresses without unit designations. The most consistent pattern in the data was ownership restructuring: 10 of the 16 recorded transfers listed matching or closely related names as both grantor and grantee, and nine of those specifically moved property into a trust. Only six transfers, at 12 Sweet Birch Lane, 59 Elm Street, 69 Potter Street, 1547 Main Street, 646 Cambridge Turnpike and 16 Hatch Farm Lane, were recorded between parties with no apparent family or ownership connection.
