Weston Home Prices Hold Near $2 Million Median in Late Summer Sales

WESTON -- Nineteen properties changed hands in Weston between Aug. 14 and Sept. 12, according to records filed with the South Middlesex Registry of Deeds. Nine of those transactions disclosed a sale price, ranging from $874,500 to $4.85 million, with a median of $2 million.

MARKET OVERVIEW

The registry recorded 19 property transfers in Weston during the four-week period. Of those, nine listed a consideration amount, or sale price, ranging from $874,500 for a condominium unit on Viles Street to $4.85 million for a home on Baldwin Circle. The median price among the nine disclosed sales was $2 million. The remaining 10 transfers did not report a sale price, listed as price not disclosed, which is common in deed records for transfers between family members or into trusts. Because fewer than half of the period's recorded transfers reported a price, the total count of 19 reflects a mix of open-market sales and internal property transfers rather than market turnover alone.

6 Baldwin Circle sold for $4.85 million on Aug. 26, the highest recorded price of the period. William S. Weinstein, trustee of a realty trust, sold the property to Emily Goldblatt Patterson, trustee of the Lily Trust.

105 Summer Street sold for $3.1 million on Aug. 18. Senhua Guo and Zhen Guo sold the property to Maria Corso and Brian McDonald.

34 Hilltop Road sold for $2,813,500 on Sept. 1. The Rand and Cheryl Alexander Family Trust, with Cheryl N. Alexander as trustee, sold the property to Lowell Stacy Eddy and Carson Eddy.

23 Stony Brook Road sold for $2.25 million on Aug. 18. Vladimir Ramos Barbieri and Kristin Anne Dykema Barbieri sold the property to Matthew Read and Chanisa Read.

633 Boston Post Road sold for $2 million on Sept. 2. Rebeca and Craig Harasimowicz sold the property to Nancy P. King, trustee of a family trust.

NEIGHBORHOOD BREAKDOWN

Four streets each recorded two transfers during the period. Summer Street saw sales at No. 5, for $1,710,850, and No. 105, for $3.1 million, the latter among the period's top sales. Merriam Street recorded transfers at No. 325, for $1,167,000, and No. 298, price not disclosed. Conant Road had transfers at No. 15 and No. 165, both price not disclosed. Livermore Lane saw two condominium unit sales: Unit 2 for $1,455,000 and Unit 10, price not disclosed. Among the nine sales with disclosed prices, three sold under $1.5 million, four sold between $1.5 million and $3 million, and two sold above $3 million.

MARKET NOTES

Ten of the 19 recorded transfers, more than half, moved property between parties sharing the same surname, in most cases an individual or couple transferring a property to themselves or a relative as trustee of a newly named trust. These include 15 Conant Road, 43 Concord Road, 134 Buckskin Drive, 337 Wellesley Street, 187 Newton Street, 10 Bass Pond Lane, 298 Merriam Street, 165 Conant Road, 18 Sanderson Lane and 10 Livermore Lane Unit 10. None of these 10 transfers carried a disclosed sale price in the deed data. Of the nine transactions with disclosed prices, seven were single-family addresses and two were condominium units, at 130 Viles Street and 25 Livermore Lane. Those two condominium sales recorded the lowest disclosed prices of the period, $874,500 and $1,455,000, respectively.
