Median Home Price Reaches $370,500 in Ayer as Sales Data Stays Limited

AYER -- Fifteen properties changed hands in Ayer between Aug. 14 and Sept. 12, but only six deeds listed a sale price, while nine transfers moved property between people sharing the same last name, a pattern consistent with family or trust-related transactions.

MARKET OVERVIEW Of the 15 recorded deeds, six disclosed a sale price, ranging from $265,000 to $565,000. The median sale price among those six was $370,500. With only 40 percent of transactions reporting a price, the raw sales count of 15 does not by itself indicate whether the period was active or quiet; the disclosed-price sample is too small to characterize the broader market's direction.

TOP SALES The highest-priced transaction was 49 E Main St, which sold for $565,000 on Aug. 21. Seller Todd R. Johnson transferred the property to buyer Kwame Addo.

At 48 Pearl St, the Pearl Street Realty Trust, with Shelley Migrants as trustee, sold the property to Martin Flohr for $550,000 on Aug. 18.

55 Littleton Rd Unit 1B sold for $405,000 on Aug. 26. Seller Suzanne Rochefort transferred the unit to buyer Kristin Crosswhite.

18 Westford Rd Unit 8 sold for $336,000 on Sept. 11, with Ashley McDonald among the sellers of record and Sabrina Lake as buyer.

7 Jackson St sold for $299,000 on Aug. 24. First Landing Investments LLC sold the property to Jason R Homes LLC.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so no street-level cluster emerged. Among the six sales with disclosed prices, four fell under $500,000: 7 Jackson St ($299,000), 18 Westford Rd Unit 8 ($336,000), the undisclosed-address sale involving Simon Rodriquenz and Autumn Dovale ($265,000), and 55 Littleton Rd Unit 1B ($405,000). Two sales topped $500,000: 48 Pearl St ($550,000) and 49 E Main St ($565,000). The remaining nine properties, spread across Highland Avenue, Autumn Ridge Road, Whitcomb Avenue, Forest Street, Pingry Way, Nashua Street, Groton School Road, Snake Hill Road and Sandy Pond Road, had no disclosed sale price.

None of these nine transfers listed a sale price. At least two condominium units were among the sales, 18 Westford Rd Unit 8 and 55 Littleton Rd Unit 1B, both among the six deeds with disclosed prices. Beds, baths and square footage were not available in the deed records for any property.
