Winchester's priciest August sale reaches $3.23 million on Everett Avenue

WINCHESTER -- Sixteen property transfers were recorded in Winchester between Aug. 14 and Sept. 12, ranging from $414,500 to $3,230,000, with a $3,230,000 sale on Everett Avenue the largest transaction of the period.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 16 Winchester property transfers during the period. Of those, nine included a disclosed sale price, ranging from $414,500 to $3,230,000, with a median of $1,500,000. The other seven deeds did not list a consideration amount. A count of 16 recorded transfers in a four-week span is a relatively high volume for a single-family-dominated town of Winchester's size, though the mix includes several transfers between family members or into trusts rather than open-market sales, which affects how the raw count should be read.

TOP SALES The largest transaction was 2 Everett Ave, which sold for $3,230,000 on Aug. 21. The seller was listed as the Two Everett Avenue Trust; the buyers were Peter Daniel Hall and Catherine Louise Hall. Next was 15 Cabot St, which sold for $2,200,000 on Aug. 14; the sellers were Richard R. Schrock Tr. and Nancy C. Schrock Tr., and the buyers were Francis Brendan Burke III and Melanie Burke. The condominium at 18 Graystone Cir Unit 18 sold for $1,800,000 on Aug. 17, with Dawn M. Johnson Tr. of a revocable trust as seller and James L. Ladewig Tr. of the Ladewig Realty Trust as buyer. At 8 Hawthorne Rd, sellers Se Hyuk Park and Hae Kyung Jung sold to buyers Robert Chen and Vivian S. Chen for $1,775,000 on Aug. 21. Rounding out the top five, 14 Rangely Ridge sold for $1,500,000 on Aug. 14, with sellers Barry J. Freeman and Jei Lee Freeman transferring to buyers Samuel F. Matson and Rebecca P. Daniels.

NEIGHBORHOOD BREAKDOWN Salem Street was the only street with more than one recorded sale: the condominium at 52 Salem St Unit 52 sold for $1,160,000 on Aug. 27, and 22 Salem St sold for $615,000 on Aug. 18. Among the nine disclosed-price sales, one fell under $500,000 (414,500 for a property on an address not fully specified in the deed record), one fell in the $500,000-to-$1 million range (22 Salem St at $615,000), five fell between $1 million and $2 million (52 Salem St Unit 52, 8 Hawthorne Rd, 18 Graystone Cir Unit 18, 52 Middlesex St Unit 52 at $1,200,000, and 14 Rangely Ridge), and two exceeded $2 million (2 Everett Ave and 15 Cabot St). No other street had more than one recorded transaction in this period.

MARKET NOTES Three of the 16 recorded transfers involved condominium units carrying a unit number: 52 Salem St Unit 52 ($1,160,000), 52 Middlesex St Unit 52 ($1,200,000), and 18 Graystone Cir Unit 18 ($1,800,000).
