Wakefield Median Home Sale Price Reaches $822,000 In August Deeds

WAKEFIELD -- Nineteen property transfers were recorded at the South Middlesex Registry of Deeds for Wakefield between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $350,000 to $1,310,000 and a median of $822,000 among the 10 sales that listed a price.

MARKET OVERVIEW

Of the 19 recorded deeds, 10 included a disclosed consideration amount. Those prices ranged from $350,000 for a Lafayette Street condo unit to $1,310,000 for a Belmont Road property, with a median of $822,000. The remaining nine transfers, nearly half the total, were recorded without a disclosed price, which is common for deed filings and does not necessarily indicate the nature of the transaction. At 6 Findlay St, seller Kevin Adam sold the property for $930,000 on Aug. 21 to Adam Syed and Warda Syed. A sale at 14 Richardson Ave closed for $865,000 on Aug. 20, with Richardson Ave Realty Trust, through trustee Phillip G. Clark, conveying to Jenny Ye Tze Leung and Raymond Tang. Rounding out the top five, 18 Bartley St sold for $825,000 on Aug. 26; sellers Cheryl L. McNulty and Joseph H. Dennehy conveyed to Senait Negassi and Musie Ghebremichael.

NEIGHBORHOOD BREAKDOWN

No single street accounted for more than one sale with a disclosed price, but 410 Salem St saw two separate ownership transfers during the period, one for Unit 1506 on Aug. 24 and one for Unit 605 in Building 6 on Aug. 18; neither transaction listed a sale price. By price tier among the disclosed sales, one transaction fell under $500,000 (the $350,000 and $399,500 sales), five fell between $500,000 and $1 million, and two exceeded $1 million ($1,014,588 and $1,310,000).
