CAMBRIDGE -- Cambridge recorded 16 property transfers at the South Middlesex Registry of Deeds between Aug. 28 and Sept. 26, with sale prices ranging from $550,000 to $2,405,000 among the transactions priced so far. A Sacramento Street condo sale anchored the top of the market for the period.

MARKET OVERVIEW

The registry recorded 16 property transfers in Cambridge during the period. Of those, eight carried a recorded sale price as of this reporting; the other eight had not yet had a price posted to the registry, which is normal since consideration amounts typically appear within about a week of a deed's recording date. Among the eight priced sales, prices ranged from $550,000 to $2,405,000, with a median of $971,250. Sixteen recorded transfers over four weeks is a moderate volume for the city; without comparable prior-period counts in this dataset, no further characterization of pace is warranted.

TOP SALES

The highest-priced transaction was 54 Sacramento St Unit 2, which sold for $2,405,000 on Aug. 28. The deed lists Marcia E. Smith and Cary Smith Hunter, as trustee, as sellers; no buyer name was provided in the deed data.

Two sales tied for second at $1,100,000, both recorded Aug. 28. At 318 Rindge Ave Unit 315, Hoyu Wu sold to Dhini Purnamasari and Aditya Yodha. At 12 Shea Rd, George J. McAllister, as trustee of a revocable trust, sold to Jong Hwa Lee and Aura Helena Bermudez.

At 84 Kinnaird St, Morris Tyler II, as trustee of a revocable trust, sold to Jacob Van De Lindt and Zoe Klawans for $982,500 on Aug. 28.

At 55 Magazine St Unit 24, Scott J. Spragg and Novelle Chung Ting Spragg sold to Audrey Bangs and Declan Prendergast for $960,000 on Aug. 28.

NEIGHBORHOOD BREAKDOWN

Rindge Avenue saw two recorded sales in the period, both at 318 Rindge Ave: Unit 315 sold for $1,100,000 and Unit 103 sold for $825,000, both recorded Aug. 28. Museum Way also produced two sales: Units 1507 and 1508 at 8 Museum Way each sold for $550,000 on Aug. 28, with Nikhil Shah and Maitri Shah listed as buyers on both deeds.

By price tier, five of the eight priced sales fell between $500,000 and $1 million: the two Museum Way units at $550,000 each, 318 Rindge Ave Unit 103 at $825,000, 55 Magazine St Unit 24 at $960,000, and 84 Kinnaird St at $982,500. Three sales exceeded $1 million: the two $1,100,000 sales on Rindge Avenue and Shea Road, and the $2,405,000 Sacramento Street sale. No priced sales fell below $500,000. The remaining eight transfers, spanning addresses including Concord Avenue, Newport Road, Earhart Street, Highland Avenue, Canal Park, Locke Street and McTernan Street, have not yet posted a price.

MARKET NOTES

Twelve of the 16 recorded addresses include a unit number, indicating the period's activity was dominated by condominium transfers; 12 Shea Rd and 84 Kinnaird St were the only sales in the dataset without a unit designation, suggesting single-family or multi-family properties. Several of the unpriced transfers show the same individual named as both seller and buyer or trustee, including deeds at 14 Concord Ave Unit 218, 7 Newport Rd Unit 4, 14 Highland Ave Unit 2, 4 Canal Pk Unit 212, 42 Locke St Unit 42, 20 McTernan St Unit 203, and a Pensak/Alach family transfer with no listed address. That pattern is consistent with property being moved into a trust rather than sold on the open market; the registry data does not indicate a reason for these transfers. The two Museum Way condo units, 1507 and 1508, sold for an identical $550,000 to the same buyers on the same day.
