Cambridge Home Sale Prices Span $760,000 to Nearly $3 Million

CAMBRIDGE -- Eighteen property transfers were recorded in Cambridge between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $760,000 to $2,944,000. Ten of the 18 deeds, more than half, carried no listed consideration amount, a common feature of family and trust transfers.

MARKET OVERVIEW

Eighteen sales were recorded in the period. Among the eight transactions with a disclosed price, prices ranged from $760,000 to $2,944,000, with a median sale price of $1,278,750. The overall count of 18 recorded deeds reflects a mix of arm's-length sales and internal transfers; because 10 of the 18 carried no disclosed price, the raw transaction count alone does not indicate whether buyer or seller demand was elevated or soft during the period.

TOP SALES

The highest-priced transaction was 24 Gibson St, which sold for $2,944,000. Sellers Spiros Jamas and S. Jamas transferred the property to buyers Roy Treible and Meridith Treible. At 48 Amory St, sellers Suzanne Heilman and Walter Silver sold to buyer Anna Cornelia Bonsey for $2,325,000. Unit 3 at 20 Wendell St sold for $2,200,000, with Wendell Development LLC selling to buyers Azin Abazari, as trustee, and Abhijit Naravane. At 137 Otis St, sellers Kendra Alane Mascia and Mark Angelo Mascia, both as trustees, sold to buyers Peter M. Walton and Peyton C. Walton for $1,550,000. A Cambridge property sold for $1,007,500, with seller Franziska R. Johnson, as trustee, transferring to buyers Sarah Richter and Carter Durno.

NEIGHBORHOOD BREAKDOWN

Franklin Street was the only street to record more than one transaction: 434 Franklin St changed hands with no disclosed price, in a transfer from Russell M. Bigelow Jr. to himself and James R. Bakker Jr. as trustees, while 453 Franklin St Unit 1C sold for $840,000 from seller Gregory Wang to buyer Asta Associates LLC. No other street had more than one recorded sale in the period.

By price tier among the eight disclosed sales: three fell in the $500,000-to-$1 million range (1105 Massachusetts Ave Unit 4A at $760,000, 24 Cambridge Ter Unit 2 at $837,000, and 453 Franklin St Unit 1C at $840,000); two fell between $1 million and $2 million ($1,007,500 and $1,550,000); and three exceeded $2 million ($2,200,000, $2,325,000 and $2,944,000). The remaining 10 sales, spread across addresses including Walden Mews, Prentiss Street, Miller Avenue, Rockingham Street, Prospect Street, Smith Place, Buena Vista Park, Michael Way and Columbia Street, carried no disclosed price.

MARKET NOTES

A notable share of the period's deeds, seven of 18, were transfers in which a seller conveyed property to themselves or a close associate acting as trustee, including at 7 Walden Mews, 42 Prentiss St, 8 Miller Ave, 434 Franklin St, 23 Buena Vista Pk, 8 Michael Way and 114 Columbia St. These entries typically carry no disclosed price and reflect estate or trust planning rather than open-market activity; deed records do not indicate the reason for these transfers.

Two other transactions involved limited liability companies on both or one side: 32 Rockingham St transferred from an individual seller to Rockingham Street LLC, and 101 Smith Plc transferred from Smith Place LLC to Smith Owner LLC, both with no disclosed price.

Of the recorded sales, four involved condominium units identified by unit number, at 20 Wendell St, 1105 Massachusetts Ave, 453 Franklin St and 24 Cambridge Ter. Bedroom, bathroom and square-footage figures were not available in the deed data and are omitted from this report.
