Cambridge Home Prices Span $707,070 to $2 Million in Latest Sales Batch

CAMBRIDGE -- Fourteen residential property transfers were recorded in Cambridge between Aug. 14 and Sept. 12, according to South Middlesex Registry of Deeds filings, with a Clay Street sale topping the period at $2 million. Sale prices were disclosed in just eight of the 14 deeds.

MARKET OVERVIEW

The registry recorded 14 sales during the period. Among the eight transactions with disclosed prices, values ranged from $707,070 to $2,000,000, with a median sale price of $1,335,000. Six of the 14 recorded deeds did not disclose a sale price, a pattern common in trust and family transfers. Based on raw count alone, 14 recorded transfers over a four-week span reflects a moderate volume of activity; the data does not permit a comparison to prior months or to broader regional trends.

TOP SALES

The highest-priced transaction was 26 Clay St., which sold for $2,000,000 on Aug. 18. Sara A. Showstack was the seller; the buyer was Clay St LLC. The second-highest sale was 189 Elm St., which sold for $1,764,000 on Aug. 14; the seller was Elm Street Realty Trust with Candace C. Bott as trustee, and the buyer was Molly T. Boyd. At 239 Mt. Auburn St., Unit 239, the property sold for $1,495,000 on Aug. 14; Franziska R. Johnson, as trustee, sold to Adrian M. Baur. A property recorded simply as located in Cambridge sold for $1,355,000 on Aug. 18; the sellers were Joan T. Haugen, trustee, and the Haugen Family Trust, and the buyers were Kelly Fung and Eric Fung, both as trustees. Rounding out the top five, 14 Fayette St., Unit 1, sold for $1,315,000 on Aug. 17; sellers Daniel Copeland and Isabelle Despins sold to Darcy Mcrose.

NEIGHBORHOOD BREAKDOWN

No street in this period had more than one recorded sale, so transactions are grouped by price tier instead. Two sales topped $1.5 million: 26 Clay St. ($2,000,000) and 189 Elm St. ($1,764,000). Four sales fell between $1 million and $1.5 million: the Cambridge property on the Haugen-to-Fung deed ($1,355,000), 14 Fayette St. Unit 1 ($1,315,000), 11 Lincoln St. ($1,305,000), and 239 Mt. Auburn St. Unit 239 ($1,495,000). Two sales came in under $1 million: 218 Thorndike St. Unit 108B ($975,000) and 149 Magazine St. Unit 3 ($707,070). The remaining six deeds, covering 32 Shepard St. Unit 24, 5 Lilac Ct., 285 Harvard St. Unit 412, 19 Buckingham St., 284 Sidney St. Unit 92, and 23 Walden St., did not disclose a sale price.

MARKET NOTES

Seven of the 14 recorded properties carried a unit number, indicating condominium sales, while the other seven were recorded without a unit designation. Two purchases involved limited liability companies rather than individual buyers: Clay St LLC acquired 26 Clay St. for $2,000,000, and BCD Management LLC acquired 285 Harvard St. Unit 412 at an undisclosed price. Two deeds show the same individuals as both sellers and buyer-trustees: at 5 Lilac Ct., Joseph Guarino Jr. and Graham McMahon sold to themselves as trustees, and at 19 Buckingham St., Carol L. Goss sold, alongside Donald R. Straus, to herself as trustee of the Buckingham Street Realty Trust. Both transfers were recorded without a disclosed sale price, consistent with the registry's general pattern that trust-related transfers within the same family or ownership group are less likely to disclose consideration amounts.
