Cambridge Home Prices Span $225,000 to $2.5 Million in September Sales

CAMBRIDGE -- Fifteen property transfers were recorded in Cambridge at the South Middlesex Registry of Deeds between Sept. 11 and Oct. 10, but only seven carried a sale price so far. The highest-priced transaction recorded was $2,500,000, and all eight transfers still missing a price were transfers within the same family or individual, often into a trust.

MARKET OVERVIEW

Of the 15 recorded transfers, seven have a sale price on file, ranging from $225,000 to $2,500,000, with a median of $845,000 among those seven. The remaining eight show price not yet available, which is typical for recently recorded deeds and usually means the registry has not yet logged the consideration amount, not that a price was withheld. Based on the raw count, the period looks active, with transfers spread across nearly every week from Sept. 11 to Sept. 17.

TOP SALES

The period's highest-priced transaction had no street address listed in the deed data: Marion Street LLC sold the property to A Clifton St Cambridge LLC for $2,500,000, recorded Sept. 16.

562 Huron Ave. sold for $1,750,000, recorded Sept. 14. The sellers were Alisand L. Swanson and the estate of Joan C. Swanson; the buyer was Huron REI LLC.

45 Sunset Rd. sold for $1,150,000, recorded Sept. 17. Sellers Eric Baldwin and Melissa P. Baldwin sold to Sunset REI LLC.

179 Rindge Ave. Unit 3 sold for $845,000, recorded Sept. 15. Sellers David D. Ford and Nicole Davis sold to Siavash Kazemian.

50 Follen St. Unit 406 sold for $643,000, recorded Sept. 11. The seller was Corey Reishtein, trustee, and a nominee trust; the buyer was Justin W. Doebele.

NEIGHBORHOOD BREAKDOWN

Massachusetts Avenue saw three transfers in the period: 2103 Massachusetts Ave. Unit 4, which sold for $225,000, and two units at 931 Massachusetts Ave. (1203 and 1204), both transferred the same day, Sept. 11, from Arthur K.C. Lee and Annabella M.Y. Lee to themselves as trustees; neither carries a price yet.

By price tier among the seven sales with recorded prices: one sale fell under $500,000 ($225,000, at 2103 Massachusetts Ave.); three fell between $500,000 and $1 million ($630,000 at 18 Centre St. Unit 304; $643,000 at 50 Follen St. Unit 406; $845,000 at 179 Rindge Ave. Unit 3); and three exceeded $1 million ($1,150,000 at 45 Sunset Rd.; $1,750,000 at 562 Huron Ave.; $2,500,000 with no listed address).

MARKET NOTES

Eight of the 15 recorded transfers, more than half, moved property between the same individual or family members, frequently into a trust: at 747 Cambridge St. Unit 4, 6 Kirkland Rd., 192 Raymond St. Unit 1, 53 Ellery St. Unit 3, 150 Brattle St., 335 Harvard St. Unit 4, and both units at 931 Massachusetts Ave. None of these eight shows a sale price. All seven transfers with a recorded price involved a change of ownership to a different buyer.

Limited liability companies were the buyer in three of the seven priced sales: Sunset REI LLC ($1,150,000), A Clifton St Cambridge LLC ($2,500,000) and Huron REI LLC ($1,750,000). Two of the seven priced sales involved a trust or estate on the selling side: the estate of Joan C. Swanson at 562 Huron Ave. and the Bendor Family Trust at 18 Centre St. Unit 304. Beds, baths and square footage are not available from deed records for any of the properties listed.
