Burroughs Road Sale At $1.6 Million Leads Wide October Price Swings

BOXBOROUGH -- A single-family home on Burroughs Road sold for $1,637,500 in late September, the highest recorded price among 16 property transfers logged at the South Middlesex Registry of Deeds for the period of Sept. 25 through Oct. 24. Half of the month's transfers have not yet had a sale price recorded.

MARKET OVERVIEW

Sixteen property transfers were recorded in Boxborough during the period. Of those, eight carried a recorded sale price, ranging from $180,000 to $1,637,500, with a median of $332,000 among the priced sales. The remaining eight transfers have no price on file yet; deed data for Boxborough regularly lags, and prices for entries recorded within the last week of the period often take about a week to post. A count of 16 transfers is a notable volume for a single month in a small town, though more than half of this period's transfers are trust or estate-related transfers rather than open-market sales.

TOP SALES

356 Burroughs Rd sold for $1,637,500 on Sept. 30. The seller was listed as the Stephen B Quill Irrevocable Trust II and Kathleen P Melia, trustee; the buyers were Darryl Anthony Ibbitson and Alexandra Archibald Hampe.

104 Summer Rd Unit 104 sold for $520,000 on Oct. 19. The sellers were Katherine M Olliver and the estate of Donald S Oliver; the buyers were William M Higgins III and Johanna Higgins.

111 Stow Rd Unit 2 sold for $490,000 on Oct. 14. The sellers were Camy Toth, trustee, and the Portanova Irrevocable Trust; the buyers were Frances A Miller and Robert H Miller, as trustees.

58 Macintosh Ln sold for $439,000 on Sept. 25. The seller was Meimei Wen; the buyer was Nancy Keswani.

15 Spencer Rd Unit 30E sold for $225,000 on Oct. 23. The seller was Chalifour Realty Group LLC; the buyer was Mary Lee Desantis.

NEIGHBORHOOD BREAKDOWN

Spencer Road accounted for three transfers in the period: Unit 30E at 15 Spencer Rd ($225,000), Unit 18L at 50 Spencer Rd (price not yet available) and Unit 16 in Building J at 69 Spencer Rd (price not yet available). Swanson Road and Swanson Court also accounted for three transfers: Unit 528 at 208 Swanson Rd (price not yet available), Unit 16D at 35 Swanson Ct (price not yet available) and Unit 34D at 35 Swanson Ct ($180,000). By price tier among the eight sales with recorded prices, six fell under $500,000 (ranging from $180,000 to $490,000), one fell between $500,000 and $1 million ($520,000), and one exceeded $1 million ($1,637,500). The remaining streets, including Whitcomb Road, Sholan Circle, Tokatawan Spring Lane, Mayfair Drive and one transfer with no specific street address on file, each had a single transfer during the period.

MARKET NOTES

Eight of the 16 transfers recorded in the period, exactly half, involved a grantor and grantee sharing the same name, with the property moving into or within a trust, an estate or a family entity: 50 Spencer Rd Unit 18L, 69 Spencer Rd Unit 16, 208 Swanson Rd Unit 528, 411 Whitcomb Rd, 35 Swanson Ct Unit 16D, 8 Sholan Cir, 194 Tokatawan Spring Ln and 13 Mayfair Dr. None of those eight carried a recorded sale price, consistent with their nature as non-arm's-length transfers. The eight open transactions with recorded prices were a mix of condominium units, including sales on Spencer Road, Liberty Square Road, Summer Road, Stow Road and Swanson Court, and single-family homes, including the Burroughs Road and Macintosh Lane sales. No bedroom, bathroom or square-footage data was available from the deed records for any property in this period.
