Burlington sales top out at $2.2 million as median holds near $837,500

BURLINGTON -- Eighteen property transfers were recorded in Burlington between Sept. 25 and Oct. 24, with sale prices on file for 10 of them ranging from $665,000 to $2.2 million. The month's priciest recorded sale, at $2.2 million, was more than three times the amount of the period's lowest-priced transaction.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 Burlington property transfers in the period, with sale prices available for 10 of them. Among those 10, prices ranged from $665,000 to $2,200,000, with a median sale price of $837,500. The remaining eight transfers have no recorded price yet, which is typical for deed data; prices generally appear within about a week of recording and should not be read as withheld information. Based on the raw count of 18 recorded transfers in a four-week window, the period registered a steady volume of activity, though the data does not allow comparison to prior months or to statewide figures.

TOP SALES

The month's highest-priced transaction was a $2,200,000 sale that closed Sept. 30, with sellers Mark A. Marrocco and Keila Marrocco conveying to buyers Kafu Chu and Cindy Chu; the deed record did not include a street address. A home at 27 Church Lane sold for $1,199,900 on Sept. 30, with seller Audrey M. Barnes, trustee of the Donald E. and Judith A. Smith Realty Trust, conveying to buyers Adam L. Pueningand Amanda Puening. A condominium unit at 225 Middlesex Turnpike Extension, Unit 106, sold for $925,000 on Oct. 1; FK Partners Burlington LLC sold to buyers Dean Campbell and Clovene Campbell. At 75 Lexington St., a property sold for $906,000 on Sept. 29, with sellers Elliot J. Chikofsky and Julie M. Michutka, both as trustees, conveying to buyer L Homes LLC. Rounding out the top five, 88 Muller Road sold for $875,000 on Sept. 25, with seller Julio W. Gomez Rodriguez conveying to buyer Nicholas Dellanno.

NEIGHBORHOOD BREAKDOWN

Two streets saw multiple transfers in the period. Mill Street recorded two sales: 156 Mill St. sold for $785,000 on Oct. 5, while 34 Mill St. changed hands Oct. 2 between related trust parties (George John Panagou, trustee of two successive Panagou trusts) with no price yet on file. Lexington Street also recorded two transfers: 75 Lexington St. sold for $906,000, while 128 Lexington St. transferred Oct. 1 from M Caruso Family LLC to a Caruso-affiliated realty trust, with no price yet recorded. By price tier among the 10 sales with recorded figures, eight fell in the $500,000-to-$1 million range: 213 Winn St. ($665,000), 20 Ledgewood Road ($695,000), 156 Mill St. and 2 Westwood St. (both $785,000), 372 Cambridge St. ($800,000), 88 Muller Road ($875,000), 75 Lexington St. ($906,000) and 225 Middlesex Turnpike Extension Unit 106 ($925,000). Two sales exceeded $1 million: 27 Church Lane at $1,199,900 and the $2.2 million transaction with no listed address.

MARKET NOTES

The period's sales mix included at least one condominium unit, at 225 Middlesex Turnpike Extension, alongside single-family and multi-unit property transfers; beds, baths and square footage were not available in the deed data, so no price-per-square-foot comparisons can be made. A notable share of the transfers with no price yet on file, including those at 36 Freeport Drive, 4 Irene St., 34 Mill St., 34 S. Bedford St., 3 Stanwood St., 18 Morrison Road and 15 Marrett Road, involved sellers and buyers with matching last names or trust designations, consistent with transfers among family members or into living trusts. Two commercial or LLC buyers appeared among the recorded-price sales: Winn LLC purchased 213 Winn St. for $665,000, and L Homes LLC purchased 75 Lexington St. for $906,000.
