Burlington's priced home sales stay near $838,000 median despite $2.4 million standout

BURLINGTON -- Eight of the 20 property transfers recorded in Burlington over the past month carried a sale price, ranging from $700,000 to $2.4 million. The other 12 deeds, many involving family members or trusts, have not yet had a price posted to the registry.

MARKET OVERVIEW Burlington recorded 20 deed transfers between Sept. 4 and Oct. 3. Of those, eight carried a sale price so far, ranging from $700,000 to $2,400,000, with a median of $837,500. The remaining 12 transfers have no price yet on file with the South Middlesex Registry of Deeds; most of them involve a grantor and grantee sharing a last name, which is consistent with a transfer into or out of a family trust rather than an open-market sale. Because fewer than half of this month's recorded deeds carry a market price, the raw count of 20 does not by itself indicate whether the period was especially active or quiet. A fuller picture should emerge as outstanding prices post to the registry, which typically happens within about a week of recording.

TOP SALES The month's highest-priced transaction was 3 Brantwood Lane, which sold for $2.4 million on Sept. 16. The seller was Frenchie Weezy LLC; the buyers were Chun Mei Chu and Harry T. Ku.

1 Gleason Road sold for $1.1 million on Sept. 18. Robert C. Cecchini IV and Kathleen M. Cecchini sold to Mohammad S. Rahman and Nazia Zannat.

2 Frances Road sold for $897,000 on Sept. 11. James F. Duffy and Kathleen M. Jones sold to Toni Castelluccio.

88 Muller Road sold for $875,000 on Sept. 25. Julio W. Gomez Rodriguez sold to Nicholas Dellanno.

372 Cambridge Street sold for $800,000 on Sept. 28. The sellers were Samuel Bejakian and Jack Bejakian, as trustees; the buyer was Plenteous Holding Corp.

NEIGHBORHOOD BREAKDOWN Mountain Road saw two transfers this period, at 68 Mountain Road and 78 Mountain Road. Both involved grantors and grantees sharing a surname and neither has a price on file yet.

The Gillis family recorded three deeds on Sept. 4 alone: 40 Wall Street, 78 Mountain Road and 27 Wyman Street. All three list Kenneth W. Gillis and Brenda Gillis, in various trustee capacities, as both grantor and grantee, and none carries a posted price.

Among sales with a recorded price, three fell under $800,000: 21 Maryvale Road ($700,000), 179 Fox Hill Road ($770,000) and 2 Westwood Street ($785,000). Three more fell between $800,000 and $1 million: 372 Cambridge Street ($800,000), 88 Muller Road ($875,000) and 2 Frances Road ($897,000). Two sales topped $1 million: 1 Gleason Road ($1.1 million) and 3 Brantwood Lane ($2.4 million).

MARKET NOTES Of the 20 deeds recorded this period, 12 involved a grantor and grantee sharing a last name, pointing to transfers within families or into and out of trusts rather than sales between unrelated buyers and sellers. That pattern includes 11 Keans Road, 44 Francis Wyman Road, 3 Burlington Street, 11 Alma Road, 68 Mountain Road, 14 Marjorie Road, 11 Belmont Road, 11 Angela Circle, 40 Wall Street, 78 Mountain Road, 27 Wyman Street and the Sept. 4 transfer listed without a street address. The eight remaining deeds, those with a buyer and seller who do not share a surname, all carried a recorded sale price. Bedroom, bathroom and square-footage figures were not available in the deed data for any property.
