Burlington Home Sales Range From $695,000 to $2.4 Million in September

BURLINGTON -- Eighteen residential properties changed hands in Burlington during the four weeks ending Oct. 10, with recorded prices ranging from $695,000 to $2.4 million. A sale on Brantwood Lane topped the period at $2,400,000.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 property transfers in Burlington, with recording dates running from Sept. 11 through Sept. 30. Of those, 11 carry a recorded sale price so far, ranging from $695,000 to $2,400,000, with a median of $897,000. The other seven transfers have not yet posted a price in registry data, which typically appears within about a week of recording. Eighteen transfers in roughly a month represents steady turnover in Burlington's housing stock, though without prior-month figures on hand for comparison, the count alone does not establish whether activity is picking up or slowing down.

TOP SALES

The highest-priced sale was 3 Brantwood Lane, which sold for $2,400,000 on Sept. 16. Frenchie Weezy LLC sold the property to Chun Mei Chu and Harry T. Ku.

A Burlington property sold for $2,200,000 on Sept. 30, the period's second-highest sale; the deed record does not list a street address for this transaction. Mark A. and Keila Marrocco sold to Kafu and Cindy Chu.

27 Church Lane sold for $1,199,900 on Sept. 30. Audrey M. Barnes, as trustee of the Donald E. and Judith A. Smith Realty Trust, sold to Adam L. and Amanda Puening.

1 Gleason Road sold for $1,100,000 on Sept. 18. Robert C. Cecchini IV and Kathleen M. Cecchini sold to Mohammad S. Rahman and Nazia Zannat.

75 Lexington Street sold for $906,000 on Sept. 29. Trustees Elliot J. Chikofsky and Julie M. Michutka sold to L Homes LLC.

A seventh, 15 Marrett Road, also recorded without a price and transferred to a trust associated with Richard L. McDonald Jr. That pattern is consistent with family or trust-related transfers rather than open-market sales, though the data does not indicate the reason for any individual transfer.

Among the sales with recorded prices, three went to buyers listed as limited liability companies or corporations rather than individuals: L Homes LLC (75 Lexington Street), Plenteous Holding Corp (372 Cambridge Street) and Heritage Pines LLC (21 Maryvale Road). No square footage, bedroom or bathroom figures were available in the deed records for any transaction.
