Burlington Home Prices Range From $665,000 To $2.2 Million In September

BURLINGTON -- Eighteen properties changed hands in Burlington during the four weeks ending Oct. 17, with recorded prices ranging from $665,000 to $2.2 million and a median of $875,000 among the 11 sales with prices on file so far.

MARKET OVERVIEW Eighteen property transfers were recorded in Burlington between Sept. 18 and Oct. 17. Of those, 11 included a recorded sale price, ranging from $665,000 to $2.2 million. The median sale price among those 11 transactions was $875,000. Seven of the 18 recorded transfers have no price on file yet; that is common for recently filed deeds and typically reflects a lag in registry data rather than a withheld price. With 18 recorded transfers in a one-month span, deed volume appears active based on the raw count alone.

TOP SALES The highest-priced recorded sale was a Burlington property that sold for $2.2 million on Sept. 30; the deed record does not include a street address. Mark A. and Keila Marrocco sold the property to Kafu and Cindy Chu.

27 Church Lane sold for $1,199,900 on Sept. 30. Audrey M. Barnes, trustee of the Donald E. and Judith A. Smith Realty Trust, sold the property to Adam L. and Amanda Puening.

1 Gleason Road sold for $1.1 million on Sept. 18. Robert C. Cecchini IV and Kathleen M. Cecchini sold the property to Mohammad S. Rahman and Nazia Zannat.

Unit 106 at 225 Middlesex Turnpike Extension sold for $925,000 on Oct. 1. FK Partners Burlington LLC sold the unit to Dean and Clovene Campbell.

75 Lexington Street sold for $906,000 on Sept. 29. Elliot J. Chikofsky and Julie M. Michutka, as trustees, sold the property to L Homes LLC.

NEIGHBORHOOD BREAKDOWN Mill Street recorded two sales: 156 Mill St. sold for $785,000 on Oct. 5, and 34 Mill St. transferred Oct. 2 with no price yet on file, moving between trusts held by the same seller. Lexington Street also recorded two sales: 75 Lexington St. sold for $906,000, while 128 Lexington St. transferred Oct. 1 with no price yet on file, moving from an LLC to a trust.

Among the 11 sales with recorded prices, eight fell between $500,000 and $1 million: 213 Winn St. ($665,000), 20 Ledgewood Rd. ($695,000), 156 Mill St. and 2 Westwood St. (each $785,000), 372 Cambridge St. ($800,000), 88 Muller Rd. ($875,000), 75 Lexington St. ($906,000) and Unit 106 at 225 Middlesex Turnpike Extension ($925,000). Three sales exceeded $1 million: 1 Gleason Rd. ($1.1 million), 27 Church Ln. ($1,199,900) and the $2.2 million sale with no listed street address. No recorded sales in this period fell below $500,000.

MARKET NOTES At least six of the 18 recorded transfers appear to be same-family or trust-related transactions rather than open-market sales, including 34 Mill St., 34 S. Bedford St., 3 Stanwood St., 18 Morrison Rd., 15 Marrett Rd. and 11 Keans Rd. None of those six carried a recorded price. Two purchases involved limited liability companies or corporations as buyers: 213 Winn St. sold to Winn LLC and 372 Cambridge St. sold to Plenteous Holding Corp. One sale, 75 Lexington St., went to L Homes LLC. Unit 106 at 225 Middlesex Turnpike Extension was the only recorded condominium sale in the data set; all other addressed sales reference single properties without unit numbers. Bedroom, bathroom and square-footage figures were not available in the deed data for any transaction.
