Boxborough Sales Split Between Seven-Figure Homes and Sub-$500K Condos

BOXBOROUGH -- Fourteen deeds recorded in Boxborough between Sept. 11 and Oct. 10, but barely half carried a sale price so far, and those that did ranged from a $135,000 condo unit to a $1,637,500 single-family home on Burroughs Road.

MARKET OVERVIEW

Of the 14 recorded transactions, eight have a sale price on file, ranging from $135,000 to $1,637,500, with a median of $819,500 among those eight. The other six deeds have no price yet; that typically reflects a lag of about a week before the registry's data catches up, not a withheld figure. On raw count alone, 14 deeds in a four-week span is a moderate pace of turnover for Boxborough. Notably, six of the 14, nearly half, appear to be transfers among the same family names into or out of a trust rather than open-market sales, which is consistent with why so many lack a recorded price.

TOP SALES

356 Burroughs Road sold for $1,637,500 on Sept. 30, the period's highest recorded price. The seller was listed as the Stephen B Quill Irrevocable Trust II with Kathleen P Melia as trustee; the buyers were Darryl Anthony Ibbitson and Alexandra Archibald Hampe.

324 Old Harvard Road sold for $1,500,000 on Sept. 17. Sellers Svitlana and Andrii Malik transferred the property to buyers Catherine and Mark Helman.

85 Cedarwood Road sold for $1,370,000 on Sept. 18. Seller Yiling Fang (also recorded as Yi Ling Fang) transferred the property to buyers Alex John Heath Jackson and Paige Newbrough Kirby.

57 Wheeler Drive, Unit 31, sold for $1,200,000 on Sept. 24. Sellers Mark and Catherine Helman, the same Helmans who bought the Old Harvard Road property a week later, transferred the unit to buyers Carol Ann Jansen and Keith Erik Jansen, both listed as trustees.

NEIGHBORHOOD BREAKDOWN

Two streets had more than one recorded transaction. Old Harvard Road saw both the period's second-highest sale, 324 Old Harvard Road at $1,500,000, and a lower-numbered address, 535 Old Harvard Road, that transferred between Karla Briggs and Reeves Briggs with no price yet recorded. Swanson Court and Swanson Road each had a condo unit sale: 35 Swanson Court, Unit 34, Building D, sold for $180,000, and 220 Swanson Road, Unit 604, sold for $217,000.

By price tier, four of the eight priced sales fell under $500,000: the two Swanson condo units, 30 Spencer Road Unit 30E at $135,000, and 58 Macintosh Lane at $439,000. No priced sale fell between $500,000 and $1 million. The remaining four priced sales, Wheeler Drive, Cedarwood Road, Old Harvard Road and Burroughs Road, all topped $1.2 million.

MARKET NOTES

Property types among the priced sales were mixed: four were condominium units (Swanson Court, Swanson Road, Wheeler Drive and Spencer Road), while the four seven-figure sales were single-family homes. Bed, bath and square-footage figures are not available from deed records for any of these transactions.

The six unpriced transfers share a pattern worth noting without speculating on cause: in each case, the grantor and grantee names overlap substantially, at 8 Sholan Circle, 194 Tokatawan Spring Lane, 13 Mayfair Drive, 535 Old Harvard Road, 177 Summer Road and 60 Barteau Lane, consistent with a property moving into or within a family trust or estate rather than changing hands between unrelated parties.
