Boxborough sale prices span $175,000 to $1,415,000 over four weeks

BOXBOROUGH -- Fourteen properties changed hands in Boxborough between July 10 and August 8, with disclosed sale prices ranging from $175,000 to $1,415,000. Two sales on Whitney Lane and a town land purchase were among the period's notable transactions.

MARKET OVERVIEW The Registry of Deeds recorded 14 transfers in Boxborough during the period. Of those, nine listed a sale price, ranging from $175,000 to $1,415,000, with a median of $725,000. The remaining five transactions did not disclose a price, several of which appear to be transfers among family members or into trusts rather than open-market sales. With nine priced sales in a four-week window, transaction volume was moderate; the data does not support characterizing the period as either especially active or quiet without a prior-period comparison.

TOP SALES The highest-priced transaction was 140 Barteau Lane, which sold for $1,415,000 on July 28. Sellers Romil Garg and Meenakshi Garg, both listed as trustees, transferred the property to buyers Reshma Ajri Hegde and Vikash Kumar.

25 Whitney Lane sold for $1,265,000 on July 15. Sellers James P. Maxwell and Janet C. Maxwell transferred the property to buyers Nickolaos P. Karkantis and Allison M. Karkantis.

1125 Burroughs Road sold for $1,200,000 on July 23. Sellers Ling Zhang and Zhu Mao transferred the property to buyers Prem Kumar Singh and Rosaland Leigh Jones.

8 Whitney Lane sold for $1,080,000 on July 16. Seller Leslie E. Garrison, listed as trustee, transferred the property to buyers Erica Stephanie Brown and Derek Jeffrey Brown.

541 Flagg Hill Road sold for $725,000 on July 28. Sellers Patrick Morris and Jocelyn Morris transferred the property to buyer Mahammad Aliyev.

NEIGHBORHOOD BREAKDOWN Whitney Lane accounted for two of the period's top sales: 8 Whitney Lane at $1,080,000 and 25 Whitney Lane at $1,265,000, both closing within two weeks of each other in mid-July.

By price tier among the nine disclosed sales, four sold above $1 million: 140 Barteau Lane ($1,415,000), 25 Whitney Lane ($1,265,000), 1125 Burroughs Road ($1,200,000) and 8 Whitney Lane ($1,080,000). One sale, 541 Flagg Hill Road, fell in the $500,000-to-$1 million range at $725,000. Four sales were under $500,000: 1113 Hill Road ($368,000), 15 Spencer Road Unit 12 ($270,000), 773 Massachusetts Avenue Unit C9 ($222,000), and 42 Swanson Court Unit 22 ($175,000).

MARKET NOTES Four of the 14 recorded transfers involved condominium units: 773 Massachusetts Avenue Unit C9, 15 Spencer Road Unit 12, 182 Swanson Road Unit 315, and 42 Swanson Court Unit 22. All four unit sales that disclosed a price sold below $500,000 in single-family price, though bed, bath and square-footage figures are not available from deed records.

Five of the 14 transactions did not carry a disclosed price and appear to be transfers within the same family or into a trust rather than sales to a new owner: 90 Bicentennial Way (Lee Howard and Nia Reza to Lee Howard and Nia Reza as trustees), 182 Swanson Road Unit 315 (Edward F. O'Toole to James Michael O'Toole and Patrick J. O'Toole), 94 Houghton Lane (Ching Wu and Qing Tang, as trustees, to themselves as trustees), and 68 Steele Lane (James E. Houhoulis and Giuditta Houhoulis to themselves as trustees). The deed data does not indicate the reason for these transfers.

One transaction, 38 Saras Way, recorded July 30, transferred the property from Massachusetts Avenue LLC to the town of Boxborough. No price was disclosed.
