Boxborough Home Prices Split Sharply Between Million-Dollar Estates And Starter Condos

BOXBOROUGH -- A single-family home on Burroughs Road sold for $1,637,500 in late September, the highest price among eight transactions with recorded sale figures in Boxborough over the past four weeks. The period's priced sales clustered at opposite ends of the market, with none landing between $500,000 and $1 million.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 13 property transfers in Boxborough between Sept. 4 and Oct. 3. Eight carried a sale price, ranging from $135,000 to $1,637,500, with a median of $819,500 among those eight. The remaining five transfers involved parties sharing a last name or a shift into a family trust, and had no price yet on file as of this report; that is standard for this type of deed record and does not necessarily indicate no price exists. Thirteen recorded deeds in four weeks is a moderate raw count for the town, though with five of those representing internal family or trust transfers rather than open-market sales, the eight priced transactions are the clearer measure of buying and selling activity.

TOP SALES

356 Burroughs Rd sold for $1,637,500 on Sept. 30, the month's highest price. The Stephen B. Quill Irrevocable Trust II and Kathleen P. Melia, trustee, sold the property to Darryl Anthony Ibbitson and Alexandra Archibald Hampe.

324 Old Harvard Rd sold for $1,500,000 on Sept. 17. Svitlana and Andrii Malik sold the home to Mark and Catherine Helman.

85 Cedarwood Rd sold for $1,370,000 on Sept. 18. Yiling Fang sold the property to Alex John Heath Jackson and Paige Newbrough Kirby.

57 Wheeler Dr., Unit 31, sold for $1,200,000 on Sept. 24. Mark and Catherine Helman sold the condominium unit to Carol Ann Jansen, trustee, and Keith Erik Jansen, trustee. The sellers were also the buyers in the Old Harvard Road sale above, recorded one week earlier.

58 Macintosh Ln sold for $439,000 on Sept. 25. Meimei Wen sold the property to Nancy Keswani.

NEIGHBORHOOD BREAKDOWN

Old Harvard Road had two recorded transfers: the $1,500,000 sale at 324 Old Harvard Rd and a transfer at 535 Old Harvard Rd from Karla Briggs to Reeves Briggs and Reeves H. Briggs, trustee, for which a price is not yet available.

The Swanson corridor also saw two sales: a condominium unit at 35 Swanson Ct sold for $180,000, and a unit at 220 Swanson Rd sold for $217,000.

By price tier among the eight priced sales: four topped $1.2 million (Burroughs Road, Old Harvard Road, Cedarwood Road and Wheeler Drive), and four came in at $439,000 or below (Macintosh Lane, Swanson Road, Swanson Court and Spencer Road). No priced sale fell in between.

MARKET NOTES

Four of the 13 recorded transfers were condominium units, on Swanson Court, Wheeler Drive, Swanson Road and Spencer Road; the other nine were single-family addresses.

The eight priced sales divided evenly into two tiers, four above $1.2 million and four at $439,000 or below, with no transaction recorded between $500,000 and $1 million during the period.

30 Spencer Rd, Unit 30E, sold for $135,000 to The Chalifour Realty Group LLC, the only buyer in the period identified as a company rather than an individual. The seller for 220 Swanson Rd, Unit 604, was also a business entity, Harvard Ridge Holdings LLC.

All five transfers without a recorded price involved parties who share a last name with each other or a shift into a family trust, at 194 Tokatawan Spring Ln, 13 Mayfair Dr, 535 Old Harvard Rd, 177 Summer Rd and 60 Barteau Ln.
