Belmont Sale Prices Stay Above $1 Million Despite Trust Transfer Surge

BELMONT -- Seven of the 18 property transfers recorded in Belmont over the past month carried a sale price, and every one of them topped $1.1 million, led by a $2.45 million sale on Common Street.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 Belmont property transfers between Sept. 18 and Oct. 17. Of those, seven carried a recorded sale price, ranging from $1,199,000 to $2,450,000, with a median of $1,450,000. The remaining 11 transfers show price not yet available, which is typical for recently filed deeds and does not indicate a non-sale or withheld price. With 18 recorded transfers in a single month, deed activity appears active by raw count, though more than half involve family or trust transfers rather than open-market sales.

TOP SALES 156 Common St. sold for $2,450,000 on Sept. 30, the highest-priced transaction of the period. The sellers were Carolyn E. Wood and Ian NJ Sue Wing; the buyers were Peter and Katelyn Bouchie. At 315 Channing Rd., Cynthia J. and Robert J. Taylor sold to Kwan Hwa Lee and Haejung Chung for $1,620,000 on Sept. 24. On Sept. 28, 36 Richardson Rd. sold for $1,500,000; Adam and Sharon K. Hogue were the sellers, and Matthew Benjamin Herzfeld and Elizabeth Bligh Harvey Herzfeld were the buyers. At 74 Van Ness Rd., Ningxi Yu and Ziyin Zhang sold to Michael and Chani Maher for $1,450,000 on Sept. 24. Rounding out the top five, 4 Coolidge Rd. sold for $1,300,000 on Sept. 22; the seller was listed as Brien Connolly, trustee of the Coolidge Road Realty Trust, and the buyers were Ryan C. Noone and Alexandra M. Bailey.

NEIGHBORHOOD BREAKDOWN Van Ness Road saw two recorded sales this period: 74 Van Ness Rd. at $1,450,000 and 4 Van Ness Rd. at $1,199,000, the latter a trust-to-trust transfer from the Vasiliki Revocable Trust to buyers Louis J. Kates and David Banker, both listed as trustees. Pinehurst Road also had two transfers, at 72 and 107 Pinehurst Rd., both recorded Sept. 24 with Helgard L. Tomford as seller and William W. Tomford and Helgard L. Tomford, as trustees, as buyers; neither carries a price yet. Among the seven priced sales, four fell between $1 million and $1.5 million (4 Van Ness Rd., 16 West St., 4 Coolidge Rd. and 74 Van Ness Rd.), two fell between $1.5 million and $2 million (36 Richardson Rd. and 315 Channing Rd.), and one exceeded $2 million (156 Common St.).

MARKET NOTES Eleven of the 18 recorded transfers, well over half, involved a seller and buyer sharing the same last name or a transfer into a trust bearing the seller's name, including properties on Bellevue Road, Dunbarton Road, Douglas Road, Payson Road, Pleasant Street, Foster Road, Cross Street, Chilton Street, and the two Pinehurst Road properties. These seven entries pattern as family or estate-related transfers rather than open-market sales. No sale price is attached to any of these 11 transfers at this time. The data also includes two condominium units, 483 Pleasant St. Unit 1 and 75 Foster Rd. Unit 75, both among the unpriced family-trust transfers. Bedroom, bathroom and square-footage figures are not available from deed records for any property in this period.
