Belmont Sale Prices Range Widely From $710,000 To Over $2 Million

BELMONT -- Eighteen property deeds were recorded in Belmont between Sept. 11 and Oct. 10, with sale prices ranging from $710,000 to $2.135 million among the transactions reported so far. More than half of the recorded deeds involved transfers between family members or into trusts, a pattern distinct from the open-market sales that set the period's price range.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 Belmont property transfers during the period. Of those, eight carry a recorded sale price so far, ranging from $710,000 to $2,135,000, with a median of $1,475,000 among the priced sales. The remaining 10 transactions do not yet show a price; several of these involve sellers and buyers who share a last name or whose buyer is a family trust, consistent with internal family or estate transfers rather than open-market sales. Prices for the other entries, including conventional sales still processing, typically appear at the registry within about a week of recording. Based on the raw count alone, 18 recorded deeds in four weeks reflects a mix of ordinary turnover and same-family paperwork rather than a wave of new-buyer activity.

TOP SALES

40 Goden St sold for $2,135,000 on Sept. 11, the highest price recorded in the period. Seller John F. Donohue and Frances L. Robinson transferred the property to Emre Gencer and Elcin Icten Gencer.

3 Meadows Ln Unit 106 sold for $1,760,000 on Sept. 15. PLK Holdings Trust and Patricia L. Kauffman, as trustee, sold the unit to Dongwoo Kim and Haekyung Kim.

17 Eliot Rd sold for $1,550,000 on Sept. 14. Elizabeth Francis Gowen and E. Gowen sold the property to Emily J. Aliberti and Kevin Travaline.

60 Agassiz Ave sold for $1,500,000 on Sept. 17. Satya S. Iluri sold the property to Brian D. Kangas and Erica A. Kangas.

74 Van Ness Rd sold for $1,450,000 on Sept. 24. Ningxi Yu and Ziyin Zhang sold the property to Michael Maher and Chani Maher.

NEIGHBORHOOD BREAKDOWN

By price tier among the eight sales with recorded prices: one sale fell under $1 million, 25 Cross St Unit 2 at $710,000. Four sales fell between $1 million and $1.5 million: 188 Waverly St ($1,029,000), 4 Coolidge Rd ($1,300,000), 74 Van Ness Rd ($1,450,000) and 60 Agassiz Ave ($1,500,000). Three sales topped $1.5 million: 17 Eliot Rd ($1,550,000), 3 Meadows Ln Unit 106 ($1,760,000) and 40 Goden St ($2,135,000).

Cross Street had two recorded transactions in the period: the $710,000 sale of 25 Cross St Unit 2 and a separate, price-not-yet-available transfer of 56 Cross St from George Dominiak to Elena C. Dominiak, as trustee, and the Dominiak Family Trust. Pinehurst Road also saw two transactions, both transfers of 72 and 107 Pinehurst Rd from Helgard L. Tomford to William W. Tomford and Helgard L. Tomford as trustees, with no price yet recorded for either.

MARKET NOTES

Of the 18 recorded deeds, 10 show a grantor and grantee sharing a surname or involving a trust bearing the same family name, including transfers on Pinehurst Road (two properties), Foster Road, Cross Street, Chilton Street, Watson Road, Oakley Road, Holt Street and Gentlemans Way, plus two related Ashjian family entries. None of these 10 has a recorded sale price. The eight sales with recorded prices all involved buyers and sellers with different surnames. Property types among the priced sales were mostly single-family homes, with two condominium unit sales: 3 Meadows Ln Unit 106 ($1,760,000) and 25 Cross St Unit 2 ($710,000). Bedroom, bathroom and square-footage figures are not available from deed records for any of the period's sales.
