Belmont Home Sales Top Out Near $2.5 Million in Late September

BELMONT -- Nineteen properties changed hands in Belmont between Sept. 4 and Oct. 3, with recorded prices ranging from $710,000 to $2,481,500 and a median of $1,365,000 among the sales with prices on file so far.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 19 property transfers in Belmont during the four-week period. Sale prices were available for nine of those transactions at the time of this report. The other 10 had not yet had a consideration amount recorded; that information typically appears in registry data within about a week of the deed's recording date, so a missing price reflects a reporting lag rather than a withheld figure. Among the nine sales with recorded prices, the low was $710,000 for a condominium unit on Cross Street and the high was $2,481,500 for a single-family home on Hillside Terrace. The median among those nine was $1,365,000. Nineteen recorded transfers is a substantial volume for a single month in a town of Belmont's size, though the dataset does not include prior-month totals for direct comparison.

42 Hillside Terrace sold for $2,481,500 on Sept. 4. The sellers were Karl and Kristin Iagnemma; the buyers were Shantanu Dhaka and Erica Leigh Annon.

40 Goden Street sold for $2,135,000 on Sept. 11. Sellers John F. Donohue and Frances L. Robinson sold to Emre Gencer and Elcin Icten Gencer.

3 Meadows Lane, Unit 106, sold for $1,760,000 on Sept. 15. The sellers were PLK Holdings Trust and Patricia L. Kauffman, trustee; the buyers were Dongwoo Kim and Haekyung Kim.

17 Eliot Road sold for $1,550,000 on Sept. 14. Sellers Elizabeth Francis Gowen and E. Gowen sold to Emily J. Aliberti and Kevin Travaline.

72 Chester Road sold for $1,365,000 on Sept. 4. The seller was Panfilo E. Rozzi, trustee of the Rozzi Family Realty Trust; the buyer was Chester Road LLC.

No street in this period's data had more than one recorded sale, so transactions are grouped by price tier instead. One sale priced under $1 million: the $710,000 condominium at 25 Cross Street, Unit 2. Six sales priced between $1 million and $2 million: 117 Beech St. ($1,025,000), 188 Waverly St. ($1,029,000), 7 Henry St. ($1,291,500), 72 Chester Rd. ($1,365,000), 17 Eliot Rd. ($1,550,000) and 3 Meadows Ln., Unit 106 ($1,760,000). Two sales topped $2 million: 40 Goden St. ($2,135,000) and 42 Hillside Ter. ($2,481,500). The remaining 10 transactions do not yet have recorded prices and cannot be placed in a tier.

MARKET NOTES

Of the 19 recorded transfers, nine involved a grantor and grantee that appear to be the same individual or family, moving a property into or within a trust: 129 Watson Rd., 17 Holt St., 15 Gentlemans Way, 26 Concord Ave., 12 Albert Ave., 40 Thayer Rd., 64 Horne Rd., 76 Payson Rd. and a Belmont property listed without a street address in the deed data. All nine of those transfers are among the 10 with no recorded price. The property mix in this period's sales included at least two condominium units, at 25 Cross St., Unit 2, and 3 Meadows Ln., Unit 106, with the remaining priced sales appearing to be single-family homes based on the deed records. Bedroom, bathroom and square-footage figures are not captured in registry deed data and are not available for this report.
