Bedford Home Prices Hold Near $925,000 Median in Late-Year Sales Period

BEDFORD -- Nineteen property transfers were recorded at the South Middlesex Registry of Deeds for Bedford between Sept. 18 and Oct. 17, with the priciest sale reaching $2.1 million on Lane Avenue. Of those 19 transactions, 10 carried a recorded sale price so far; the rest, largely transfers between family members and trusts, had no price attached.

MARKET OVERVIEW

Ten of the 19 recorded transfers included a sale price, ranging from $638,000 to $2,100,000. The median sale price among those 10 was $925,500. The remaining nine entries showed no consideration amount; several of these appear to be transfers within the same family or into a revocable trust rather than open-market sales, which typically do not carry a price on the deed. At 19 total recorded transfers, deed activity in Bedford was active for the roughly one-month period, though the number of true market sales with pricing is closer to 10.

TOP SALES

6 Lane Ave sold for $2,100,000 on Sept. 18, the highest-priced transaction of the period. The sellers were listed as J Realty Trust and Joseph Barr, trustee; the buyers were Brett Anthony Heidenreich and Sarah Renda Heidenreich.

4 Crestview Rd sold for $1,500,000 on Oct. 9. Kevin Lee and Wanyu Wang bought the property from Tien C. Peng and Shan S. Peng.

46 Pine St sold for $1,300,000 on Oct. 2. Donald and Erica Chaplin bought the home from Andrew T. Roy and Laura S. Roy, trustees.

60 Neillian St Unit 60 sold for $1,230,000 on Oct. 9. Ka Yan Man and Chung Hay Kwong bought the condominium unit from Andrew L. Carroll, trustee of the Carroll Real Estate Trust.

12 Chestnut Ln Unit 127 sold for $1,006,000 on Sept. 30. Mary and Lawrence Kernan bought the unit from Suzanne E. Logcher, trustee.

NEIGHBORHOOD BREAKDOWN

Hartford Street saw two transfers during the period: 26 Hartford St sold for $808,000 on Sept. 30, while 9 Hartford St changed hands the same week with no price yet recorded, as part of a transfer into the Linden Living Trust. No other street recorded more than one sale.

By price tier among the 10 sales with recorded prices: five fell between $500,000 and $1 million (75 Page Rd Unit 13 at $638,000; 21 Roberts Dr at $682,000; 26 Hartford St at $808,000; 12 Hunt Rd at $835,000; and 59 Notre Dame Rd at $845,000). The other five exceeded $1 million (12 Chestnut Ln Unit 127 at $1,006,000; 60 Neillian St Unit 60 at $1,230,000; 46 Pine St at $1,300,000; 4 Crestview Rd at $1,500,000; and 6 Lane Ave at $2,100,000).

MARKET NOTES

Five of the 19 recorded transfers involved condominium units (60 Neillian St, 7 Stonegate Ln, 12 Arbella Rd, 12 Chestnut Ln and 75 Page Rd); the remainder were single-family addresses. Three sales involved limited liability companies as buyers: Roberts Drive LLC (21 Roberts Dr), Ajax Dev LLC (59 Notre Dame Rd) and AZDEPECATA LLC (12 Arbella Rd Unit 75). Seven of the nine transfers without a recorded price appear to be transfers between family members or into a trust bearing the same family name, including 18 Wildwood Dr, 9 Hartford St, 145 Davis Rd, 7 Wayte Rd, 12 Pernham St and 558 Springs Rd. The remaining two unpriced transfers, 7 Stonegate Ln Unit 134 and 3 Hilda Rd, involve different grantor and grantee names and may reflect prices that have not yet reached the registry's data.
