Ayer Home Prices Split Evenly Above And Below $530,000 Median

AYER -- Eighteen property transfers were recorded in Ayer over a four-week stretch this summer, with disclosed prices spanning $250,000 to $850,000 and a median of $530,000, according to South Middlesex Registry of Deeds records.

MARKET OVERVIEW

Registry records show 18 property transfers in Ayer recorded between July 10 and July 24, 2026, within the broader July 10-August 8 reporting period. Of those, 13 included a disclosed sale price, ranging from $250,000 for a home on Partridge Run to $850,000 for a home on Hemlock Drive. The median sale price among the 13 disclosed transactions was $530,000. Eighteen recorded transfers in roughly two weeks of activity is a notable volume for a town of Ayer's size based on the raw count alone, though the dataset does not include prior-month or year-earlier figures to determine whether this pace differs from typical activity.

TOP SALES

The highest-priced transaction was 37 Hemlock Drive, which sold for $850,000. Jaime Lyn Gough and Ryan Gough sold the property to Hao Chen and Cuilian Pei.

32 Sandy Pond Road sold for $725,000. Howard S. Keeley and Cidalia R. Keeley sold the property to Jhonatan M. Silva Oliveira and Natiely Hoffmann Tonini Oliveira.

1 Magnolia Drive sold for $718,000. Matthew Scannell sold the property to Cynthia Pinkus and Bryan Faherty.

23 Nashua Street sold for $629,000. Philip F. Horgan and Patricia A. Horgan, as trustees, sold the property to Nicholas Edward Breen and Leila Jeannette Walker.

53 Willard Street sold for $590,000. Charles Sortino and Janice Sortino sold the property to Nicole T. Mack and Michael Regan.

NEIGHBORHOOD BREAKDOWN

No street recorded more than one sale during the period. Grouped by price tier, six of the 13 disclosed sales were under $500,000: 34 Partridge Run ($250,000), 14 Brook Street ($341,000), 57 Shirley Street ($359,000), 124 Central Avenue ($390,000), 55 Littleton Road Unit 14B ($402,000) and 18 Bates Street Unit E ($453,000). Seven sales fell between $500,000 and $1 million: 16 Douglas Drive ($530,000), 117 Oak Ridge Drive ($575,000), 53 Willard Street ($590,000), 23 Nashua Street ($629,000), 1 Magnolia Drive ($718,000), 32 Sandy Pond Road ($725,000) and 37 Hemlock Drive ($850,000). No disclosed sale exceeded $1 million. Five additional transfers, at 9 Whitcomb Avenue, 3 Mulberry Circle, 12 Old Sandy Pond Road, 41 E Main Street and one Ayer property without a listed address, carried no disclosed price.

MARKET NOTES

Two of the 13 disclosed sales, 55 Littleton Road Unit 14B and 18 Bates Street Unit E, were condominium units based on their unit-numbered addresses; the remaining disclosed sales were listed under single street addresses. Bed, bath and square-footage data were not available in the deed records, so no price-per-square-foot comparisons can be made.

Several transfers among the 18 involve family names or trust structures rather than open sales between unrelated buyers and sellers. Matthew J. Hart transferred 3 Mulberry Circle to himself and Maegen L. Hart as trustees. Elizabeth S. Carawan transferred 12 Old Sandy Pond Road to William Ryan Carawan. And 9 Whitcomb Avenue passed from Joseph E. Pedro Jr. and Amy A. Pedro to Michael J. Murphy, as trustee, and the Joyce L. Pedro Trust. None of these three transfers carried a disclosed price.

Separately, two sales involved corporate sellers: 14 Brook Street sold for $341,000 from US Bank Trust National Association to VP Investments Inc., and 117 Oak Ridge Drive sold for $575,000 from Revive Homes LLC to Victoria Doyle.

Nicole T. Mack appeared on both sides of the market during the period. Deed records show her as seller of 124 Central Avenue, sold for $390,000, and as a buyer, with Michael Regan, of 53 Willard Street for $590,000.
