Ayer Home Prices Span Wide Range as Top Deals Dwarf Median Sale

AYER -- Ayer's deed records show 18 property transfers between Sept. 18 and Oct. 17, with prices ranging from $342,000 to $4.55 million and a median sale price of $560,000. The gap between the month's highest-priced sales and the typical transaction was wide: the two priciest deeds, both recorded Sept. 22, totaled $7.7 million combined, well above what most Ayer properties changed hands for during the period.

MARKET OVERVIEW

The registry recorded 18 transfers in Ayer during the four-week period, 13 of which carried a sale price at the time of this report; the remaining five showed "price not yet available," which typically appears in registry data within about a week of recording. Among the 13 priced sales, prices ranged from $342,000 to $4.55 million, with a median of $560,000. Eighteen recorded transfers in a single month is a notable raw count for a town of Ayer's size, though four of the five transfers without a listed price were trust or family-related transfers rather than open-market sales, which tempers how much of that volume reflects traditional buyer-seller transactions.

The month's highest-priced transaction was 27 Cook St., which sold for $4.55 million on Sept. 22. The seller was listed as Routhier J Paul Tr and JPR Trust; no buyer name was provided in the deed data. The second-highest sale, also recorded Sept. 22, was 15 Westford Rd. for $3.15 million, with Leocam LLC listed as seller and no buyer named. The third-highest sale was 102 Oak Ridge Dr., which sold Oct. 16 for $632,500; sellers Elizabeth Ralls and Elizabeth Lynch sold to buyers Benjamin and Shannon Boze. Rounding out the top five: 307 Autumn Ridge Dr., Unit 307, sold Oct. 14 for $590,000, with the David R. Canney Revocable Trust (John C. Canney II, trustee) selling to the Lyon Living Trust (Donald J. Lyon, trustee); and 18 Jonathan Dr. sold Oct. 16 for $574,900, with seller Joyce L. Tattelman conveying to buyers Justin L. Lee and Dolores L. Ross.

Oak Ridge Drive saw two sales during the period: 102 Oak Ridge Dr. at $632,500 and 126 Oak Ridge Dr. at $560,000. Groton School Road also had two sales, at 35 Groton School Rd. ($570,000) and 37 Groton School Rd. ($342,000); both were part of a same-day, multi-property transfer, discussed below, that also included 42 W. Main St. ($475,000). By price tier, four sales closed under $500,000 (18 Vernon St., 55 Littleton Rd. Unit 11B, 37 Groton School Rd. and 42 W. Main St.), seven sales fell between $500,000 and $1 million, and two sales, 27 Cook St. and 15 Westford Rd., exceeded $1 million.

MARKET NOTES

Three properties, 35 Groton School Rd., 37 Groton School Rd. and 42 W. Main St., all sold on the same day, Sept. 24, from seller Hagel LLC to buyer Co LLC, with combined recorded consideration of $1,387,000 across the three deeds. Deed records show Hagel LLC also acquired a separate Ayer property that same day from sellers Alexandra Marie Dougan and Mitchell Evan Lorden, though that transaction's price is not yet available. Of the five transfers without a listed price, four involved family members or trusts rather than apparent open-market buyers: 16 Mulberry Cir. (Kilcommins family to a Kilcommins trust), 11 Lincoln St. (Waite family to a Waite trust), 1 Trevor Trl. (Boisvert family to a Boisvert grandchildren's trust) and 25 Grove St. (a transfer removing a co-owner within the same name).
