Ashland Median Home Sale Price Reaches $661,000 Amid Wide Price Range

ASHLAND -- Nineteen properties changed hands in Ashland between July 10 and Aug. 8, according to deeds recorded at the South Middlesex Registry of Deeds. Disclosed sale prices ranged from $412,175 to $4,075,000, with a median of $661,000 among the 16 transactions that included a price.

MARKET OVERVIEW

Nineteen sales were recorded during the four-week period, with 16 of the 19 deeds disclosing a sale price; three, including one trust transfer and one LLC-to-LLC transfer, did not. Disclosed prices ranged from $412,175 for a home on Nickerson Road to $4,075,000 for a property on Butterfield Drive, a span of more than $3.6 million. The median sale price among disclosed transactions was $661,000. Nineteen recorded sales in roughly a month represents a substantial volume of activity for the town, though the dataset does not include prior-period figures to determine whether this is higher or lower than a typical month.

TOP SALES

The largest transaction was 158 Butterfield Drive, which sold for $4,075,000 on July 13. The seller was Newyo LLC and the buyer was Butterfield Partners LLC. The second-highest sale was 8 Blue Jay Lane at $1,240,000 on July 16, sold by Amanda M. Borja and Daniel G. Borja Toaza to Matthew A. Avis and Victoria R. Avis. At 4 Indian Brook Road, Adnan I. Ahmed sold the property to Gregory Michael Hodlin and Andrea Ng Hodlin for $1,060,000 on July 17. At 7 Whippoorwill Lane, James W. and Pamela CJ McQuillan sold to James Starkey and Valerie Laufer for $902,500 on July 10. Rounding out the top five, 29 Carriage House Path sold for $860,000 on July 17, with sellers Jeffrey H. and Donna E. Lesser conveying the property to Vikranth Turimella and Harshini Gadam.

NEIGHBORHOOD BREAKDOWN

Two streets each recorded multiple sales during the period. Prospect Street had two transactions: 139 Prospect St. sold for $680,000 and 232 Prospect St. sold for $625,000, both on July 14-15. Algonquin Trail also had two condominium sales: a unit in Building 75 sold for $642,000 and a unit in Building 133 sold for $600,000, both on July 13-14. By price tier, three sales closed under $500,000 ($412,175, $450,000 and $495,000), ten sales fell between $500,000 and $1 million, and three sales exceeded $1 million ($1,060,000, $1,240,000 and $4,075,000). The remaining three sales did not disclose a price.
