Ashland Home Sale Prices Span $350,000 to $1.3 Million Range

ASHLAND -- Ashland recorded 20 property transfers from Sept. 25 to Oct. 24, but only nine carried a sale price in the data available so far, ranging from $350,000 to $1,300,000 with a median of $540,000. More than half of the month's recorded deeds involved trust, estate or family-related transfers rather than open-market sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 transfers of Ashland property in the period, a volume that, based on the raw count alone, reflects a moderate level of activity for a single month. Of those 20, nine have a recorded sale price, ranging from $350,000 to $1,300,000, with a median of $540,000. The remaining 11 transfers show no price, and the majority of those list the same family name or trust entity as both grantor and grantee, consistent with internal trust or estate transfers rather than arm's-length sales. Prices for the most recent transfers typically appear in registry data within about a week, so some of the "price not yet available" entries, particularly those recorded closer to Oct. 24, may update in coming weeks.

TOP SALES

The highest-priced sale was 49 Indian Brook Rd., which sold for $1,300,000 on Oct. 5. The sellers were Mark David Feinberg and Cynthia Anne Feinberg, as trustees; the buyers were Sidney Ma and Susandra Pasaribu Ma.

30 Rossi Ln. sold for $1,120,000 on Sept. 25. The seller was Rossi Lane Realty Trust, with John F. Didio as trustee; the buyers were Amrit Sagar and Subha Shankar.

17 Metropolitan Ave. sold for $733,000 on Sept. 30. Sellers Rasika S. Phansalkar and Pramod L. Suvarna transferred the property to buyers Archana Sunkari and Sreekanth Chinthagumpala.

60 Algonquin Trl., Unit D, Building 65, sold for $546,000 on Oct. 9. The seller was the Sutherland Living Trust, with Jessica E. Sutherland as trustee; the buyer was Jintao Fang.

33 Half Crown Cir., Unit B, Building 82, sold for $540,000 on Sept. 25. Sellers Suhaas Bhargava Ayyagari and Surya Pujitha Atreyapurapu transferred the unit to buyers Monique Lategan Elyousfi and Abdelhafid Elyousfi.

NEIGHBORHOOD BREAKDOWN

No street in the period's data recorded more than one sale, so no single-street cluster emerged. Among the nine transfers with recorded prices, four fell under $500,000: 54 Blue Jay Ln. ($350,000), 281 Meetinghouse Path Unit F ($430,000), 254 Captain Eames Cir Unit C ($435,000) and 30 Woodland Rd. ($470,000). Three fell in the $500,000-to-$1 million range: 33 Half Crown Cir Unit B ($540,000), 60 Algonquin Trl Unit D ($546,000) and 17 Metropolitan Ave. ($733,000). Two sold above $1 million: 30 Rossi Ln. ($1,120,000) and 49 Indian Brook Rd. ($1,300,000).

MARKET NOTES

Of the 20 recorded transfers, eight involved condominium units (identified by "Unit" designations in the address), while the remaining 12 were single-family properties. Among the nine sales with recorded prices, the four condo sales clustered between $430,000 and $546,000, while the five single-family sales spanned the full range, from $350,000 to $1,300,000. Two sales went to LLC buyers: Woodland Road LLC purchased 30 Woodland Rd. for $470,000, and Carey On LLC purchased 54 Blue Jay Ln. for $350,000. Eleven of the 20 transfers, more than half, list matching or closely related grantor and grantee names tied to trusts, such as the Abbatine Family Living Trust, the Mark Connelly Trust, the J A McDaniel Living Trust and the Mackay Family Irrevocable Trust, consistent with intra-family estate planning transfers rather than market sales. No price data is available for any of those 11 transfers in the current dataset.
