Arlington home prices range widely as September sales top $1.5 million

ARLINGTON -- Eighteen property transfers were recorded at the South Middlesex Registry of Deeds for Arlington addresses between Sept. 18 and Oct. 17, with sale prices ranging from $279,000 to $1,550,000 among the seven transactions that have a recorded consideration amount so far.

MARKET OVERVIEW Of the 18 recorded deeds, seven carry a sale price, ranging from $279,000 to $1,550,000, with a median of $1,095,000 among those seven. The remaining 11 transfers show no price yet, which is typical when a sale has recently closed and the consideration amount has not reached the registry, or when the transfer is a trust, estate or intra-family conveyance rather than an open-market sale. Based on raw count alone, 18 recorded transfers over a month is a notable volume for the town, though the share of transfers with a confirmed price, seven of 18, is lower than usual for this registry data.

TOP SALES 147 Lowell St. sold for $1,550,000 on Sept. 28. The sellers were Alexandra S. Muhs and Jutta Muhs; the buyers were Nichola Haddad and Michael Tolan. 48 Mt Vernon St., Unit 1, sold for $1,400,000 on Sept. 24. David Whitney and Sharon Whitney sold the condominium unit to Geeta Palsule and Indraneel Kulkarni. 107 Park Ave. sold for $1,340,000 on Sept. 24. Gabrielle Keller sold the property to Leslie A. Mei and Aristidis Vasilopoulos. 34 Washington St., Unit 34, sold for $1,095,000 on Sept. 24. Sixuan Sun and Wendi Ni sold the unit to Kaitlin Olga Lerner and Takao Alex Yamada. 134 Lake St. sold for $1,000,000 on Sept. 25. Eileen I. Davie sold the property to Charles L. Tirone and Michelle G. Tirone. A sixth transaction, recorded Sept. 24 at $1,015,000, did not list a street address in the deed data; the sellers were Elizabeth M. Rooney and George Michael Hakim, and the buyer was Alexandra Martirosian.

NEIGHBORHOOD BREAKDOWN Lake Street had two recorded transfers: 134 Lake St. sold for $1,000,000, while 186 Lake St., a transfer within the Herman L. Greene and Marcia U. Greene Trust, has no price recorded yet. Washington Street also had two entries: 34 Washington St., Unit 34, sold for $1,095,000, and 170 Washington St. was a transfer into a trust with no price yet recorded. By price tier, six of the seven priced sales were above $1 million, ranging from $1,000,000 to $1,550,000. One sale, 80 Trowbridge St. at $279,000, fell under $500,000. The remaining 11 transfers, spread across Forest, Chester, Williams, Hillside, Highland, Hawthorne, School and Webster streets, have no price yet on record.

MARKET NOTES The recorded transfers include a mix of single-family homes and condominium units; condo sales during the period included 48 Mt Vernon St. Unit 1, 34 Washington St. Unit 34, 108 Highland Ave. Unit 108 and 1 School St. Unit 306. A notable share of the period's transfers, at least nine of 18, involved sellers and buyers with matching last names or trust entities, including transfers at 31 Chester St., 57 Williams St., 108 Highland Ave. Unit 108, 122 Hillside Ave., 170 Washington St., 186 Lake St. and 80 Trowbridge St. Two of those, 30 Hawthorne Ave. and 1 School St. Unit 306, were recorded on consecutive days with the same grantor and grantee names, Kevin L. Lentini Jr., Christen E. Walters and the Lentini Revocable Trust. Because many of the 11 unpriced transfers in this dataset are trust or intra-family transfers rather than open-market sales, the eventual spread of prices once consideration amounts are recorded may not reflect typical market activity.
