Ambrose Way condos lead Shirley sales with prices up to $503,847

SHIRLEY -- Eighteen property transfers were recorded at the South Middlesex Registry of Deeds for Shirley between Sept. 18 and Oct. 17, with new construction at Ambrose Way accounting for four of the five highest-priced sales of the period.

MARKET OVERVIEW Twelve of the 18 recorded transfers included a sale price so far, ranging from $120,000 to $503,847. The median sale price among those 12 was $397,500. The remaining six transfers show no price yet; several of those involve trusts, life estates or family entities, which is common for deed records and does not indicate a withheld price. With 18 transfers in a single month, the period shows more recorded activity than a typical three-sale snapshot would suggest, though broader comparison isn't possible without additional months of data.

TOP SALES The highest-priced sale was 18 Ambrose Way Unit 18, which sold for $503,847 on Oct. 7; Shirley Station Development Inc. was the seller and Kate E. Connolly the buyer. Close behind, 20 Ambrose Way Unit 20 sold for $499,900 on Oct. 1, with Shirley Station Development Inc. selling to Kristen Ryan. 25 Ambrose Way Unit 25 sold for $467,400 on Oct. 1, from Shirley Station Development Inc. to Francisco and Myrna Matos. 33 Ambrose Way Unit 33 sold for $460,000 on Oct. 16, from Shirley Station Development Inc. to Kristina Lavallee and Luke Miller. Rounding out the top five, 3 Benjamin Road sold for $455,000 on Sept. 30, with Stephen R. Kelso selling to Salvatore Vasta and Jenifer Ralph.

NEIGHBORHOOD BREAKDOWN Ambrose Way was the most active street in the period, with five recorded transfers: units 15, 18, 20, 25 and 33. Four of those, all sold by Shirley Station Development Inc., ranked among the month's five highest-priced sales, while Unit 15 sold for $200,000 in a transfer from Jason Kutarnia to John Kutarnia's life estate. Ayer Road also saw two sales at 172 Ayer Road, units F and A/1A, which sold for $302,000 and $320,000, respectively. By price tier among the 12 recorded sales: two sold under $300,000 ($120,000 and $200,000), four sold between $300,000 and $400,000, five sold between $400,000 and $500,000, and one, the Ambrose Way Unit 18 sale, topped $500,000.

MARKET NOTES The period's sales mixed new condominium construction with existing single-family homes. The five Ambrose Way transfers and the two Ayer Road unit sales point to condominium activity alongside single-family sales on streets such as Squannacook Road, Hazen Road, Benjamin Road, South Street and Leominster Road. Beds, baths and square footage were not available in the deed records, so no price-per-square-foot comparisons could be made. Six of the 18 transfers, at Clark Road, Oakes Landing, Peabody Road, Porter Street, Ambrose Way Unit 15 and a Shirley property tied to "GAME; Massachusetts Comm," involve trusts, life estates or family-named buyers and sellers and show no recorded price yet; that pattern is consistent with intra-family or estate transfers rather than withheld pricing. One transfer, 76 Walker Road, moved from Shirley LLC to ERC MGT LLC with no price yet recorded.
