Acton Home Sales Range From $218,500 To $1.25 Million In July

ACTON -- Nineteen property transfers were recorded in Acton between July 10 and Aug. 8, according to deeds filed with the South Middlesex Registry of Deeds, but more than half list no sale price, reflecting a heavy share of trust and family transfers during the period.

MARKET OVERVIEW The registry recorded 19 total transfers for the period. Of those, nine disclosed a sale price, ranging from $218,500 to $1,250,000, with a median of $735,000 among the disclosed sales. The remaining 10 transfers, more than half the total, list no consideration amount, a pattern common in deed records for transfers between family members or into trusts rather than open-market sales. Taken on raw count alone, 19 recorded deeds over a four-week span represents a routine level of activity for the town; the data available do not support a characterization of the market as unusually active or quiet.

TOP SALES The highest-priced transaction was 19 Lincoln Dr., which sold for $1,250,000 on July 16. Sellers Lorne and Michelle Groe transferred the property to buyers Elizabeth R. Nichols and Christopher L. Brewer, both listed as trustees. At 30 Duggan Rd., Richard B. Ahern Jr. and Linda B. Ahern sold to Spencer and Cayley Lloyd for $1,122,000 on July 16. A condominium unit at 27 Greenside Ln., Unit 59, sold for $895,000 on July 14; seller Mark Randall White, trustee, transferred the unit to buyers Jane W. Bungard and Mark D. Bungard, both trustees. At 2 Winter St., a trust sale by Brooks King, trustee, and the Lynne J. Osborn Living Trust to buyers Jill Conry and Adam Heislein closed for $805,000 on July 17. Rounding out the top five, a condominium at 12 Meyer Hill Dr., Unit 24, sold for $735,000 on July 14, with sellers Michael Kim and Yun Jin Rho transferring to buyers Mark Thomas Quattrocchi and Huimin Sun.

NEIGHBORHOOD BREAKDOWN No two disclosed-price sales shared a street name in this period, so transactions are grouped by price tier instead. Two sales closed under $500,000: an undisclosed-address transfer for $218,500 on July 17, and a unit at 91 Drummer Rd., Unit R4, for $475,000. Five sales fell between $500,000 and $1 million: 425 Great Elm Way ($570,000), 75 School St. ($683,000), 12 Meyer Hill Dr. ($735,000), 2 Winter St. ($805,000) and 27 Greenside Ln. ($895,000). Two sales topped $1 million: 30 Duggan Rd. ($1,122,000) and 19 Lincoln Dr. ($1,250,000).

MARKET NOTES Seven of the 19 recorded transfers involved condominium or unit-numbered properties: 27 Greenside Ln., 12 Meyer Hill Dr., 18 Ellsworth Village Rd., 1 Whispering Way, 91 Drummer Rd., 425 Great Elm Way and 614 Old Stone Brook. The remaining transfers were single-family street addresses or an entry with no listed address. At least nine of the 19 transfers, at Simon Willard Road, Stoneymeade Way, Woodbury Lane, Ellsworth Village Road, Doris Road, Oneida Road, Coughlin Street, Main Street and Old Stone Brook, moved property from an individual or couple to a trust bearing the same family name, or between family members, and none of these disclosed a sale price. No bedroom, bathroom or square-footage data were available in the deed records for this period, so no price-per-square-foot comparisons could be calculated.
