Woburn Sales Split Between Sub-$300K Condos and Million-Dollar Homes

WOBURN -- Seventeen properties changed hands in Woburn between July 3 and August 1, with disclosed sale prices ranging from $235,000 for a Cedar Street condominium to $1,265,000 for a home on Warren Avenue, according to deed records from the South Middlesex Registry of Deeds.

MARKET OVERVIEW The registry recorded 17 property transfers during the period, though only 8 included a disclosed sale price. Among those 8, prices ranged from $235,000 to $1,265,000, with a median sale price of $757,500. The remaining 9 transactions were recorded without a stated consideration amount, which is common for deed filings and does not necessarily indicate a below-market or non-arm's-length sale. Based on the raw count of 17 recorded transfers in roughly a four-week span, the period shows steady deed activity, though more than half the transactions lack pricing data, limiting a full read on market conditions.

TOP SALES The highest-priced transaction was 44 Warren Ave, which sold for $1,265,000 on July 10. Sellers Merri C. Carlson, trustee, and Mario G.W. Abruzzese, trustee, conveyed the property to Cleber Junio Pimenta De Azevedo and Anne Holanda De Andrade.

At 6 Packard St, the Packard Street Realty Trust and trustee Sandra Best sold the property to Michaela Chiuccariello for $1,030,000 on July 8.

The home at 605 Main St sold for $905,000 on July 8. Sellers Paul J. Devine and the estate of John J. Devine transferred the property to Main Street Holdings LLC.

At 12 Highland Ave, seller James Figucia, trustee, conveyed the property for $870,000 on July 9 to the Catherine A. Figucia Irrevocable Trust and Omar F. Khan.

Rounding out the top five, 12 Wolcott Rd sold for $645,000 on July 10. Sellers Thomas J. Barkalow, trustee, and the Barkalow Realty Trust conveyed the property to Christine M. Patel and Parth S. Patel.

NEIGHBORHOOD BREAKDOWN Two sales occurred on Main Street: 605 Main St, which sold for $905,000, and a condominium at 201 Main St Unit 21, for which no price was disclosed. No other street in the dataset had more than one recorded sale.

By price tier among the 8 disclosed sales: two sold under $500,000 -- 8 Cedar St Unit 62 at $235,000 and a Woburn property with no listed street address at $275,000. Four sold between $500,000 and $1 million -- 31 Houghton St ($620,000), 12 Wolcott Rd ($645,000), 12 Highland Ave ($870,000) and 605 Main St ($905,000). Two sold above $1 million -- 6 Packard St ($1,030,000) and 44 Warren Ave ($1,265,000).
