Wayland Home Prices Hold Above $670,000 With No Discount Sales in Late July

WAYLAND -- Fifteen property transfers were recorded in Wayland between July 3 and Aug. 1, with disclosed sale prices ranging from $670,000 to $2 million and nearly half of all deeds representing trust or estate transfers within the same family rather than open-market sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 15 Wayland property transfers during the period, though only seven listed a sale price. Among those seven, prices ranged from $670,000 to $2,000,000, with a median of $1,140,000. The raw count of 15 recorded deeds suggests active turnover for a one-month period, but roughly half of those transactions were trust or family transfers with no price disclosed, meaning the number of true open-market sales was closer to six or seven.

TOP SALES

The month's highest-priced transaction was 63 Claypit Hill Rd, which sold for $2,000,000 on July 10. Sellers Roger C. Nuss Tr. and Kim A. Wilson Tr. conveyed the property to Lawrence Johnston and Erica Vansant. At 37 Moore Rd, Michael W. Keegan and Debra J. West sold to David Randolph and Jane Milne for $1,380,000 on July 15. At 14 Bennett Rd, Heather and Michael Demasi sold to Petra Oman for $1,300,000 on July 13. At 5 Wayland Hills Rd, Juan Sebastian Montes Porcile and Maria Fernanda Soza Ried sold to Justin and Nicole Daly for $1,140,000 on July 7. At 33 Wallace Rd, Cuizhu Jin and Hui Li sold to Pierre Cazeaud and Igri Kolaj for $815,000 on July 15.

NEIGHBORHOOD BREAKDOWN

Bennett Road recorded two transfers during the period: 14 Bennett Rd sold for $1,300,000, while 1 Bennett Rd transferred from Amy K. Ebersole to Ebersole and Bruce D. Weinberg as trustees, with no price disclosed. No other street had more than one recorded transfer. By price tier among disclosed sales, three fell between $670,000 and $1 million (5 Ridgefield Rd, 60 Riverview Cir and 33 Wallace Rd), and four were above $1 million (5 Wayland Hills Rd, 14 Bennett Rd, 37 Moore Rd and 63 Claypit Hill Rd).

MARKET NOTES

Seven of the 15 recorded transactions -- at 16 Highland Cir, a Wayland property held by William R. Huss, 1 Bennett Rd, 215 Glezen Ln, 104 Dahlia Dr Unit 104 Building 1, 4 Yeager Way and 16 Maguire Rd -- were transfers within the same family into or between individual and trust ownership, with no sale price disclosed. That is a normal pattern in deed records and does not reflect open-market activity. Two other transactions, at 10 Snake Brook Rd and 5 Ridgefield Rd, involved sales to newly formed LLCs bearing the property's street name -- Snake Brook Road LLC and Ridgefield Road LLC, respectively -- with only the Ridgefield Road LLC sale disclosing a price, $670,000. The Dahlia Drive transfer was the only recorded condominium transaction; the rest were single-family properties or did not specify property type. Bedroom, bathroom and square-footage data were not available from the deed records for any of the 15 transactions.
