Median Watertown Home Sale Holds Near $980,000 In Late July Deeds

WATERTOWN -- Sixteen properties changed hands in Watertown between July 3 and Aug. 1, with recorded prices ranging from $485,000 for a Whites Avenue condo unit to $2.65 million for a single-family home on Garfield Street. The period also saw five transfers into family trusts or between co-owners with no sale price disclosed, a pattern common in deed records but not tied to open-market activity.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 16 Watertown property transfers during the period. Of those, 11 included a disclosed consideration amount, ranging from $485,000 to $2,650,000, with a median sale price of $980,000. Five sales listed no price, consistent with transfers into trusts or between existing owners rather than open-market purchases. Sixteen recorded sales over a four-week span is a moderate volume by raw count alone; the data does not include prior-month figures for comparison.

122 Garfield St. sold for $2,650,000 on July 15, the period's highest recorded price. Sellers Dirk Gevers and Geraldine Paulus transferred the property to buyers Lena Schaefer and Rahul Bhui.

16 Russell Ave. sold for $2,020,000 on July 10. The seller was listed as Daniel O. Eyring, trustee of the Daniel O. Eyring Revocable Trust; buyers were Alexander David Seidel and Erin Alyssa Webb.

152 Spruce St. sold for $1,150,000 on July 14. The seller was Zarouhi Minasian, trustee of the Minasian Family Irrevocable Trust; buyers were Taruna Agrawal and Rahul Gupta.

A Watertown property sold for $1,135,000 on July 16; the deed record does not list a street address. Seller Nicholas A. Holda transferred the property to buyers David and Danielle Charbonneau.

201 Maplewood St. sold for $999,999 on July 16. The seller was the Congregation of the Sisters of St. Joseph of Boston; the buyer was Tziavas Realty Group I LLC.

Myrtle Street saw two related transactions on the same day: 27 Myrtle St. Unit 1 and Unit 2 both changed hands July 15, with Catherine K. Boutin and Norine Y. Wong listed as sellers on both units and as buyers on separate units from each other. Neither sale disclosed a price.

By price tier, one sale closed under $500,000 (32 Whites Ave. Unit E441, $485,000). Six sales fell between $500,000 and $1 million: 23 Pierce Rd. Unit 66 Bldg. G ($530,000), 48 Edgecliff Rd.
