Winchester July Home Sales Span $325,000 To $3.07 Million In Wide Price Range

WINCHESTER -- Nineteen property transfers were recorded in Winchester between July 3 and Aug. 1, with sale prices ranging from $325,000 to $3.07 million among the 12 transactions that disclosed a price. The remaining seven were trust, estate or family transfers recorded without a stated consideration amount.

MARKET OVERVIEW

Of the 19 recorded deeds, 12 disclosed a sale price. Those prices ranged from $325,000 to $3,070,000, with a median of $2,024,500. A count of 19 recorded transfers over a four-week span is a moderate volume based on the raw number alone. More than a third of the period's transactions -- seven of 19 -- were recorded without a disclosed price, consistent with trust, estate or intra-family transfers rather than open-market sales.

TOP SALES

The highest-priced transaction was 4 Lawrence St., which sold for $3,070,000 on July 7. Sellers David F. O'Donnell and Jennifer O'Donnell transferred the property to buyers Morgan Isard and Skye Isard.

115 Church St. sold for $2,975,000 on July 9. The Faith R. Pelusi Trust, with Faith R. Pelusi as trustee, sold the property to Jeffrey Mace and Ellen Turk.

7 Cliff St. sold for $2,800,000 on July 7. Sellers Thomas H. Fries and Elizabeth S. Fries transferred the property to the Angevine Family Living Trust, with Christopher Angevine as trustee.

15 Yale St. sold for $2,700,000 on July 10. Sellers Gregory H. Fujii and Annalisa D'Andrea transferred the property to the Samuel H. Kallmerten Trust and the Aurielle H. Kallmerten Trust.

49 Sheridan Circle sold for $2,409,000 on July 10. Sellers Chenchen Zhou and Yao Lu transferred the property to buyers Gina R. Kwack and James Kim.

NEIGHBORHOOD BREAKDOWN

200 Swanton St. saw two condo units -- Unit 209 and Unit 606 -- change hands on the same day, July 14, both sold by M Land Trust LLC to Maureen A. Pacheco, as trustee of the Maureen A. Pacheco Revocable Trust. Neither transaction disclosed a price. No other street had more than one recorded transfer in this period.

By price tier among the 12 disclosed sales: one sale fell under $1 million ($680,000, 2 George Road Unit 2); two sales fell between $1 million and $2 million ($1,050,000 and $1,899,000, along with $1,500,000 and $1,620,000, for a total of four in that range); and eight sales exceeded $2 million, ranging from $2,150,000 to $3,070,000.

MARKET NOTES

Trust entities appeared as buyer, seller or both in 12 of the 19 recorded transfers, the dominant pattern in this period's data. In two of those cases, the same individuals appeared on both sides of the deed: Jean M. Gurrisi, as trustee, both sold and bought 26 Tremont St., and Erin Dawn Fogel and David R. Kaushansky sold 30 White St. to themselves as trustees of their own names. The Samuel H. Kallmerten Trust and Aurielle H. Kallmerten Trust also appeared on both ends of separate transactions in the period, as buyer of 15 Yale St. for $2,700,000 on July 10 and as seller of 10 Bonad Road for $1,620,000 on July 6.

The dataset included at least five condominium-unit sales -- at 200 Swanton St. (two units), 2 George Road, 23 Elmwood Ave. and 7 Conant Road -- with the remainder appearing to be single-family properties based on street-address format.
