Waltham Home Sales Span $400,000 to $1.08 Million in Late July

WALTHAM -- The city recorded 19 property transfers over the past month, with disclosed sale prices ranging from $400,000 to $1,080,000 and a median of $815,000. Nearly half the transfers listed no sale price, a pattern consistent with deeds moving property within families or into trusts rather than open-market sales.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 Waltham property transfers between July 3 and Aug. 1. Ten of those deeds disclosed a sale price, ranging from $400,000 to $1,080,000, with a median of $815,000. The other nine transfers listed no consideration amount, which is typical for deeds recording a transfer into a trust or between family members rather than a sale on the open market. Based on the raw count of 19 recorded transfers over four weeks, the period registered a moderate volume of activity; the data does not indicate whether this represents an increase or decrease from prior months.

TOP SALES The highest-priced transaction was 67 Ash St., which sold for $1,080,000. Sellers Mengqi Lin and Wei Guo transferred the property to buyer Mayank Kumar. At 22 Grove Rd., the Grove Waltham Realty Trust, with John R. Craig as trustee, sold the property for $945,000 to buyers Margaret Boswell and Liuhomyr Senyshyn. The city of Waltham paid $939,900 for 50 Mount Walley Rd., purchased from James M. Moran Jr., trustee of the Moran Family Irrevocable Trust. At 42 Virginia Rd., sellers Kester Cotton and Kathleen Martuza sold to buyer Anna Czyzowsky for $912,000. A Waltham property sold for $820,000, with seller Wen Lv transferring to buyer Long Chen; the deed record did not specify a street address.

NEIGHBORHOOD BREAKDOWN By price tier among the 10 disclosed sales: one sale closed under $500,000 ($400,000 for a Central Street condominium unit); eight sales closed between $500,000 and $1 million; and one sale, at Ash Street, closed above $1 million. Two transfers involved the same street: the city of Waltham acquired both 50 Mount Walley Rd. ($939,900) and 48 Mt Walley Rd. ($799,900) on the same day, July 7, from separate sellers. No other street had more than one recorded transfer this period.

MARKET NOTES Seven of the 19 recorded transfers, or roughly 37%, involved a grantor and grantee sharing the same family name, with the property moving into or out of a trust -- at Woodcliff Drive, Banks Street, Woodlawn Avenue, Temple Road, Graymore Road, Felton Street and Russell Street. None of these seven disclosed a sale price, consistent with their appearing to be estate-planning or family transfers rather than market sales. Four of the 19 transfers were condominium units (Eddy Street, Winter Street, Central Street and Grant Place), with only the Central Street unit disclosing a price. The city of Waltham was the recorded buyer in two of the 10 disclosed-price transactions, both on Mount Walley Road.
