Wayland Sales Split Evenly Between Seven-Figure and Under-$1 Million Homes

WAYLAND -- Twenty properties changed hands in Wayland between Aug. 21 and Sept. 19, with recorded prices ranging from $635,000 to $1,975,000. Seven of the 20 deeds, all currently missing a price, moved property within the same family or into a trust held by the seller.

MARKET OVERVIEW The registry recorded 20 deed transfers in Wayland during the four-week period. Thirteen included a sale price at the time of recording; the other seven show price not yet available. Among the 13 priced sales, prices ranged from $635,000 for 203 W. Plain St. to $1,975,000 for 21 Jeffrey Rd., with a median of $1,152,000. Seven of those 13 priced sales, a narrow majority, closed above $1 million. Twenty recorded transfers is a full slate of activity for a single town in one month, though seven of them were transfers within a family or into a self-held trust rather than open-market purchases, which tempers what the raw count alone signals about buyer demand.

TOP SALES 21 Jeffrey Rd. sold for $1,975,000 on Sept. 11, the period's highest recorded price. Robin G. and Mats O. Borgestedt sold the property to Jeffrey Rd Wayland MA LLC. 12 Forest Hill Rd. sold for $1,750,000 on Aug. 31. The Michele Trucksis Trust, with Michele Trucksis as trustee, sold to Jessica Pohl, trustee of the J Trust. 54 Campbell Rd. sold for $1,675,000 on Aug. 24. Lei Zhang and Yuming Gong sold to Robert G. Bannish, trustee of the Mystic Nominee Realty Trust. 41 York Rd. sold for $1,661,550 on Aug. 25. John Kingsley sold to Dennis and Gulnora Sandler. 5 Crest Rd. sold for $1,338,000 on Aug. 21. Agostino Lombardi sold to Marisa M. Oflaherty and James P. Walton.

NEIGHBORHOOD BREAKDOWN W. Plain Street recorded two sales: 94 W. Plain St. for $790,000 and 203 W. Plain St. for $635,000. Wisteria Way also recorded two related transfers at the same building, 1802 Wisteria Way (Building 18, Unit 1802): one moving the unit from Abraham and Ana Wons to Ana Wons alone, and a second moving it from Ana Wons into a revocable trust in her name as trustee; neither has a recorded price yet. By price tier, six of the 13 priced sales fell between $500,000 and $1 million (203 W. Plain St., 15 Woodland Rd., 1 Valley View Rd., 389 Commonwealth Rd., 94 W. Plain St. and 463 Old Connecticut Path), and seven exceeded $1 million, led by 21 Jeffrey Rd.

MARKET NOTES Seven of the 20 recorded deeds, all without a listed price, transferred property within the same family or into a trust held by the seller: 59 Woodridge Rd. (Eli and Tabitha Poorvu to Eli Poorvu), 8 Shore Dr. (Christopher Orth to his own Christopher W. Orth Legacy Trust), 143 Boston Post Rd. (Ryan and Anna Young to the Young Revocable Living Trust), the two related 1802 Wisteria Way transfers within the Wons family, 8 High Rock Rd. (John and Jacklyn Kliem to trusts in their own names) and 6 Green Way Unit 204 (Robert and Pauline Hoaglund's trust to Daniel Hoaglund and the Hoaglund Asset Protection Trust). Two condominium units recorded transfers, at 1802 Wisteria Way and 6 Green Way, alongside single-family sales. The buyers of 94 W. Plain St., Michael James and Laura Smith Maloney, share names with the sellers of 15 Woodland Rd., Michael J. and Laura S. Maloney, recorded a day apart on Sept. 17 and Sept. 16, respectively. One sale, 21 Jeffrey Rd., went to a limited liability company rather than an individual buyer.
