Townsend Sale Prices Span $127,000 To $870,000 As Median Reaches $527,000

TOWNSEND -- Eighteen properties changed hands in Townsend between Aug. 21 and Sept. 19, with recorded prices ranging from $127,000 to $870,000 and a median of $527,000 among the 12 sales with a price on file so far.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 property transfers in Townsend during the period. Of those, 12 have a sale price on record, ranging from $127,000 to $870,000, with a median of $527,000. The remaining six sales do not yet have a recorded price; that typically appears within about a week of recording and is not an indication that a price was withheld. Eighteen recorded transfers is a moderate count for a roughly four-week span in a town of Townsend's size; the raw number alone does not indicate whether the period was more or less active than prior months without comparable data.

TOP SALES

The highest-priced sale was 79 Tyler Rd, which sold for $870,000 on Aug. 24. The seller was Tyler Realty Trust, with Melissa Fernald as trustee; the buyers were Sarah and Matthew Sabourin. The second-highest was 14 Pheasant Ridge Rd, which sold for $620,000 on Aug. 31; the seller was the Donna M. Donovan Living Trust, with Donna M. Donovan as trustee, and the buyers were Susan M. Yadlon and Catherine A. Yadlon. Two sales tied for third at $580,000: 29 Tyler Rd, sold Sept. 11 by Specialized Property Group LLC to Lindsay Curylo and Adam Updyke, and 103 Warren Rd, sold Sept. 1 by John D. Farley Jr. and Sonya A. Farley to Travis D. and Lauren C. Bettencourt. Rounding out the top five, 1 Depot St. Ext. Unit 1 sold for $565,000 on Sept. 14; the seller was Warren Road Realty LLC and the buyers were Blanche Triebsch and Jeffrey Murray.

NEIGHBORHOOD BREAKDOWN

Three streets had multiple recorded sales. Tyler Road had two: 79 Tyler Rd at $870,000 and 29 Tyler Rd at $580,000. The 1 Depot St. Ext. condominium building had three unit sales, all from seller Warren Road Realty LLC: Unit 1 for $565,000, and Units 4 and 5 each for $514,000. Elm Street had two sales, 19 Elm St. and 15 Elm St., both sold Sept. 8 by Mary E. Sears to David Sears and T. David Sears; neither has a recorded price yet. Among the remaining sales, four fell under $200,000: 142 Fitchburg Rd ($129,000), an affordable-housing-trust property with no listed street address ($127,000), and 122 South Row Rd ($150,000), plus 87 Turnpike Rd just above that tier at $210,000. Seven sales fell between $500,000 and $620,000, including 134 Barker Hill Rd ($540,000) and the Depot Street Extension and Tyler/Warren Road sales listed above. One sale, 79 Tyler Rd, exceeded $700,000.

MARKET NOTES

All six sales without a recorded price so far involve transfers within the same family or into a trust: 13 Fox Run (Gerald M. Copeland to a life estate and Nancy B. Copeland), 19 and 15 Elm St. (Mary E. Sears to David Sears and T. David Sears), 28 Balsam Dr. (Charles F. and Charlotte C. Sherman to themselves as trustees), 2 Aquarius Ln. (Kurt E. and Linda J. Feddersen to Brian M. and Keith R. Feddersen), and 49 Clement Rd. (John S. and Tracey L. Simolaris to themselves as trustees). The three condominium sales at 1 Depot St. Ext. fell in a tight band, $514,000 to $565,000, all from the same seller, Warren Road Realty LLC. Colameta Corp. was the buyer in two of the period's lowest-priced sales: 142 Fitchburg Rd. for $129,000 on Aug. 28, and a Town of Townsend Affordable Housing Trust property for $127,000 on Aug. 26.
