Somerville Sales Range From $700,000 to $1.5 Million as Prices Vary Widely

SOMERVILLE -- Thirteen property sales were recorded in Somerville between Aug. 21 and Sept. 19, with prices ranging from $700,000 to $1.5 million among the eight transactions with recorded prices so far.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 13 property transfers in Somerville during the period. Of those, eight carry a recorded sale price, ranging from $700,000 to $1,500,000, with a median of $944,995. The remaining five transfers have no price on file yet; that is typical for recently recorded deeds and does not necessarily mean the transaction was a traditional sale. The raw count of 13 transfers, without comparable data from prior periods, does not by itself indicate whether the market was more or less active than usual.

TOP SALES The highest-priced transaction was 88 Concord Ave, which sold for $1,500,000 on Aug. 24. Seller Amanda P. Santos transferred the property to buyers Jay Bacrania and Nancy Tran.

229 Summer St Unit 2 sold for $1,400,000 on Aug. 21. Sellers Marissa I. Finer and Christopher D. Wagner transferred the unit to buyers Vasuki Narasimha Swamy and Nishant Totla.

192 Washington St Unit A sold for $1,295,000 on Aug. 21. The seller was listed as Washington Somerville LLC, and the buyers were William and Alice Fitzhugh.

43 Hudson St sold for $999,990 on Aug. 21. Seller Izilda Pereira transferred the property to Hudson St LLC.

29 Gilman St sold for $890,000 on Aug. 24. Seller Donald E. Bocca transferred the property to Gilman St LLC.

NEIGHBORHOOD BREAKDOWN No street had more than one recorded sale during the period, so transactions are grouped here by price tier among the eight sales with recorded prices. Three sales fell under $800,000: 60 Cross St Unit 318 ($700,000), 5 Windom St Unit 3 ($705,000) and a sale listed without a street address in the deed record ($775,000). Two sales fell between $800,000 and $1 million: 29 Gilman St ($890,000) and 43 Hudson St ($999,990). Three sales topped $1 million: 192 Washington St Unit A ($1,295,000), 229 Summer St Unit 2 ($1,400,000) and 88 Concord Ave ($1,500,000). Five additional transfers, at 86 Boston Ave, 24 Cedar St, 25 Columbus Ave, 1 Fitchburg St Unit C406 and 104 Woodstock St Unit 4, have no recorded price yet.

MARKET NOTES Six of the 13 recorded transfers involved condominium units (Windom Street, Cross Street, Summer Street, Washington Street, Fitchburg Street and Woodstock Street), while the remaining seven were recorded without a unit number. Beds, baths and square footage were not available in the deed data for any property.

Several transfers in the period involved a trust, estate or same-family transaction rather than a sale between unrelated parties: 86 Boston Ave (from Robert F. Barletta and Christina Beth Lynch to Robert W. Barletta and Robert F. Barletta as trustees), 24 Cedar St (from Janet L. Swanton to the Janet L. Swanton Irrevocable Trust, with Molly A. Swanton as trustee), 25 Columbus Ave (from Sae H. Sohn and Jungeun J. Sohn as trustees to Nicholas M. Sohn) and 1 Fitchburg St Unit C406 (Mini Ann Polumbaum as trustee to herself as trustee). None of these had a recorded price.

Two buyers were limited liability companies bearing the name of the street where the property is located: Gilman St LLC purchased 29 Gilman St for $890,000, and Hudson St LLC purchased 43 Hudson St for $999,990.
