Garden Road's $1.15 Million Deed Sets the Pace for Stoneham Sales

STONEHAM -- Eighteen residential deeds were recorded in Stoneham between Aug. 21 and Sept. 19, led by a $1.15 million sale on Garden Road, according to South Middlesex Registry of Deeds records. Sale prices have posted for 11 of the 18 transactions so far; the remaining seven are price not yet available.

MARKET OVERVIEW

Of the 18 recorded transfers, 11 carry a sale price to date, ranging from $416,000 to $1,150,000. The median sale price among those 11 is $830,000. Eighteen deeds recorded over the four-week period works out to roughly one every two days. Several of the transactions without a posted price are transfers into family trusts rather than open-market sales, which is a separate pattern from the usual weeklong lag in price data reaching the registry.

TOP SALES

The highest-priced transaction was 15 Garden Rd, which sold for $1,150,000 on Sept. 1. The sellers were listed as Susan M. Kingston and Stephen B. Kingston, as trustees; the buyers were Salvatore Vito Gabriello and Margaret Gabriello.

12 Sunset Rd sold for $920,000 on Sept. 1. Breanna and Grant Martignetti were the sellers; Claudio S. Villian and Ursula A. Winter were the buyers.

17 Tamarock Ter sold for $865,000 on Aug. 27. The sellers were Michael R. Trevor and the estate of Kathleen M. Trevor; the buyers were James and Karen M. King.

34 Oak St sold for $855,000 on Aug. 27. The sellers, Salvatore V. Gabriello and Margret L. Gabriello, share names with the buyers of the Garden Road sale recorded the same period, according to deed records.

48 Macarthur Rd sold for $840,000 on Aug. 26. James Doherty was the seller; Michael J. Dugan and Marika A. Cerbone were the buyers.

NEIGHBORHOOD BREAKDOWN

Macarthur Road had two recorded sales: 48 Macarthur Rd at $840,000 and 46 Macarthur Rd at $830,000, both closing within two days of each other in late August.

Main Street had two condominium sales, both under $500,000: 66 Main St Unit 26A sold for $435,000 on Aug. 24, and 40 Main St Unit 205 sold for $416,000 on Aug. 21, the two lowest-priced transactions of the period.

Maple Street had two transfers: 26 Maple St Unit B sold for $715,000 on Aug. 31, while 32 Maple St was a transfer into a family trust with no sale price posted.

Remaining priced sales fell into the $500,000-to-$1 million tier, including 815,000 for a Stoneham property listed without a specific street address in the deed record, $814,606 for 104 Pond St Rear, and $830,000 for 46 Macarthur Rd. The $1,150,000 Garden Road sale was the only transaction recorded above $1 million.

MARKET NOTES

Seven of the 18 recorded transfers moved property into a trust or, in one case, to a surviving family member, rather than to a new outside buyer: 6 Spartan Cir, 4 Blueberry Ln, 32 Maple St, 9 Albion Ave, 25 West St, 36 Warren St and 60 Pine St. Two of those, 25 West St and 36 Warren St, were recorded the same day, Aug. 25, with the same name, Trudance B. Anderson, listed as both seller and trustee-buyer on each. None of the seven trust or family transfers has a posted sale price.

The period's sales included a mix of single-family homes and condominium units; three of the 11 priced sales were condos, at 26 Maple St Unit B, 66 Main St Unit 26A and 40 Main St Unit 205. Bedroom, bathroom and square-footage figures were not available in the deed data for this period.
