Wakefield Home Prices Hold Near $800,000 Median Through Late August

WAKEFIELD -- Twenty deeds were recorded in Wakefield between Aug. 21 and Sept. 19, with sale prices ranging from $399,500 to $1,310,000 among the 14 transactions with a price on file so far. A Belmont Road home topped the period at $1.31 million, while Albion Street saw two separate sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 Wakefield property transfers during the period. Of those, 14 have a recorded sale price; the remaining six show price not yet available, which is typical while the registry catches up on recently filed paperwork. Among the 14 priced sales, the range runs from $399,500 to $1,310,000, with a median sale price of $795,000. The 20 recorded deeds over the four-week span represent a steady pace of turnover in town, though the raw count alone does not indicate whether that pace is faster or slower than prior periods, since no comparative baseline was provided.

TOP SALES

The period's highest-priced sale was 19 Belmont Rd, which sold for $1,310,000 on Aug. 24. Sellers Stephen E. Morrill and Maureen A. Morrill transferred the property to buyers Abigail Knight and Paul Knight. Next was 47 Wave Ave at $1,200,000 on Aug. 28, sold by Dennis M. Face Tr. and Jane E. Face Tr. to Mark Nasiff Tr. and Jeanne L. Nasiff Tr. At 33 Bryant St, Michael W. Griffin and Alison Griffin sold to Aimee Katherine An and Jacob Bennett Aoki for $1,014,588 on Aug. 21. The sale at 6 Findlay St closed Aug. 21 for $930,000, with Kevin Adam selling to Adam Syed and Warda Syed. Rounding out the top five, 64 Paon Blvd sold for $865,000 on Aug. 28, with Jill Buckley selling to Conor Coogan and Amanda Melanson.

NEIGHBORHOOD BREAKDOWN

Albion Street recorded two sales in the period: 248 Albion St Unit 315, a condominium unit that sold for $602,150 on Aug. 31, and 380 Albion St, which sold for $790,000 on Aug. 24. By price tier among the 14 priced sales, one fell under $500,000 (a $399,500 sale recorded Aug. 25 that did not list a street address in the deed data reviewed), 10 fell between $500,000 and $1 million, and three exceeded $1 million.

Three of the period's sales were condominium units: 248 Albion St Unit 315 ($602,150), 175 North Ave Unit 311 ($725,000) and 410 Salem St Unit 1506 (price not yet available).
