Wayland home sale prices span $720,000 to nearly $2 million in latest filings

WAYLAND -- Seventeen property transfers were recorded in Wayland between Aug. 14 and Sept. 12, ranging from $720,000 to $1,975,000 among the 11 sales with disclosed prices, according to South Middlesex Registry of Deeds filings.

MARKET OVERVIEW The registry recorded 17 total property transfers for the period, 11 of which listed a sale price. Disclosed prices ranged from $720,000 to $1,975,000, with a median sale price of $1,190,000. The remaining six transfers, all involving matching or related family names between grantor and grantee, did not list a consideration amount. Based on raw count alone, 17 recorded transfers over a four-week span represents a active volume of activity, though the six undisclosed-price family transfers limit how much can be said about pricing trends from this data set alone.

TOP SALES The month's highest-priced sale was 21 Jeffrey Rd, which sold for $1,975,000 on Sept. 11. The sellers were Robin G. Borgestedt and Mats O. Borgestedt; the buyer was Jeffrey Rd Wayland MA LLC. 12 Forest Hill Rd sold for $1,750,000 on Aug. 31. The seller was the Michele Trucksis Trust, with Michele Trucksis as trustee; the buyer was Jessica Pohl, as trustee of the J Trust. 54 Campbell Rd sold for $1,675,000 on Aug. 24. The sellers were Lei Zhang and Yuming Gong; the buyer was Robert G. Bannish, as trustee of the Mystic Nominee Realty Trust. 41 York Rd sold for $1,661,550 on Aug. 25. The seller was John Kingsley; the buyers were Dennis Sandler and Gulnora Sandler. 5 Crest Rd sold for $1,338,000 on Aug. 21. The seller was Agostino Lombardi; the buyers were Marisa M. O'Flaherty and James P. Walton.

NEIGHBORHOOD BREAKDOWN No street recorded more than one arm's-length sale in this period, with one exception: 1802 Wisteria Way, a condominium unit, changed hands twice on Sept. 11, first between family members and then into a revocable trust, with no price disclosed for either transfer. Grouped by price tier among the 11 disclosed sales, three sold for under $1 million: $720,000 (1 Valley View Rd), $750,000 (389 Commonwealth Rd) and $935,000 (463 Old Connecticut Path). Four sold between $1 million and $1.5 million: $1,152,000 (8 Wheelock Rd), $1,180,000 (10 Bennett Rd), $1,190,000 (19 Pine Needle Rd) and $1,338,000 (5 Crest Rd). Four sold above $1.5 million: $1,661,550 (41 York Rd), $1,675,000 (54 Campbell Rd), $1,750,000 (12 Forest Hill Rd) and $1,975,000 (21 Jeffrey Rd).

MARKET NOTES Six of the 17 recorded transfers, at 1802 Wisteria Way (two separate filings), 8 High Rock Rd, 6 Green Way Unit 204, 2 Bow Rd and 11 Charena Rd, involved grantors and grantees sharing the same last name or moving property into a trust bearing the same family name. None of these six listed a sale price. One sale, 10 Bennett Rd, involved a corporate seller, Homes By Forge LLC, rather than an individual. One top-tier sale, 21 Jeffrey Rd, involved a purchase by a limited liability company rather than an individual buyer. Bed, bath and square-footage figures were not available in the deed records reviewed for this report.
