Wayland Home Prices Span $590,000 to $5 Million in October Sales

WAYLAND -- A commercial-scale transaction on Commonwealth Road anchored Wayland's October real estate activity, as the South Middlesex Registry of Deeds recorded 17 property transfers for the month, including 12 sales with recorded prices and five nominal-consideration transfers that did not represent market sales.

MARKET OVERVIEW

Twelve deeds recorded in October carried market sale prices, ranging from $590,000 to $5,000,000, with a median sale price of $902,500. An additional five transfers recorded during the month were nominal-consideration transactions, often involving trusts, and are not included in the price range or median because they do not reflect market value. Based on the raw count of 12 priced sales, October activity in Wayland appears moderate; the data does not provide a basis for comparison to prior months or other markets.

TOP SALES

The month's largest transaction was 188 Commonwealth Road, which sold for $5,000,000 on Oct. 6. The seller was listed as Royal Wayland RE LLC and the buyers as Commonwealth Road LLC and Commonwealth Road II LLC. A property listed only as "Wayland, MA" without a street address sold for $2,120,000 on Oct. 15; the sellers were Patrick M. Scranton and Emily Scranton, and the buyers were Kaitlyn Elizabeth Godfrey and Dominic Johannes Breuer. At 9 Old Farm Circle, the property sold for $1,737,000 on Oct. 30; the sellers were listed as Guanglong Xu, trustee, and Wei Chen, trustee, and the buyers as Alice Alexandra Haouzi and Jeffrey Schwartz. The home at 6 Hayward Road sold for $1,200,000 on Oct. 22; sellers Emory Ford and Susan Ford conveyed the property to the Peter Garfield and Laura Sices Living Trust, with Laura Sices listed as trustee. Rounding out the top five, 8 Wampum Road sold for $950,000 on Oct. 13; the seller was Kara Lee Harvey, trustee of the Wampum Road Realty Trust, and the buyers were Todd and Nancy McFarland.

Rolling Lane saw two recorded transfers in October: 39 Rolling Lane sold for $930,000 on Oct. 21, while 6 Rolling Lane was transferred for nominal consideration from Jacqueline Carole DenDunnen to Jacqueline C. DenDunnen, trustee, on Oct. 15. By price tier among the 12 market sales, two fell under $700,000 (6 Charles Street at $700,000 is excluded from this tier; the two below it were 6 Green Way Unit 101 at $590,000 and 224 West Plain Street at $610,000). Six sales fell between $700,000 and $1 million: 6 Charles Street ($700,000), 348 Old Connecticut Path ($739,000), 37 Oxbow Road ($775,000), 64 Plain Road ($875,000), 39 Rolling Lane ($930,000) and 8 Wampum Road ($950,000). Four sales exceeded $1 million: 6 Hayward Road ($1,200,000), 9 Old Farm Circle ($1,737,000), the Commonwealth Road-area property with no listed street address ($2,120,000) and 188 Commonwealth Road ($5,000,000).

MARKET NOTES

The data shows at least one condominium sale: 6 Green Way Unit 101 sold for $590,000 on Oct. 9, the lowest recorded price of the month, with the seller listed as Charles M. Salerno and Carl R. Salerno, trustees, and the buyer as Samira Soliman. Several transactions involved limited liability companies or realty trusts as buyers or sellers, including the $5,000,000 Commonwealth Road sale, the $610,000 sale of 224 West Plain Street from Billiken Investments LLC to the West Plain Street Realty Trust, and the $775,000 sale of 37 Oxbow Road to Singh Brothers Properties Managment LLC, where the seller side included the estate of Joyce C. Robinson. Deed records do not indicate property type, square footage or bedroom/bathroom counts for most entries, limiting further comparison. Of the five nominal-consideration transfers recorded in October, at least three show matching names or trust language consistent with internal family or trust reorganizations, including transfers at 39 Rich Valley Road, 3 Melody Lane and 6 Rolling Lane; the deed data does not indicate why these transfers were made.
