Two Wakefield Homes Sell Above $1.3 Million as Median Price Reaches $732,500

WAKEFIELD -- Eighteen property transfers were recorded in Wakefield between July 3 and Aug. 1, with disclosed sale prices ranging from $490,000 to $1,310,000. A Mansion Road home topped the month's sales at $1.31 million, one of three transactions that closed above $1 million.

MARKET OVERVIEW Of the 18 recorded deeds, 10 carried a disclosed sale price, ranging from $490,000 for a home on Atwood Street to $1,310,000 for a home on Mansion Road. The median sale price among those 10 disclosed transactions was $732,500. The remaining eight deeds recorded no consideration amount, a pattern that is common for transfers into family trusts, estates or among relatives rather than open-market sales. Measured strictly by transaction count, 18 recorded deeds over a four-week span is a fuller month than the price data alone would indicate, since more than half of the transfers disclosed no sale price and cannot be weighed against prior periods. Buyers and sellers of the 10 priced properties spanned a range of roughly $820,000 between the lowest and highest recorded sales, and eight of those 10 sales priced above the $550,000 mark.

TOP SALES 16 Mansion Road sold for $1,310,000 on July 15, the highest disclosed price of the period. Walter C. Byrnes III and Susan M. Byrnes sold the property to Ta Hoang Lam Nguyen and Chu Thet Ywe. 102 Foundry St. sold for $1,300,000 on July 15, the second-highest disclosed sale and just $10,000 below the month's top price. Sellers Mark Urkiewicz and the estate of A. Edward Urkiewicz transferred the property to Foundry St. LLC. 346 Albion St. sold for $1,100,000 on July 7. Cheryl Ann Ryan and James A. Ryan sold the home to Zachary Brill and Alexandra Frizzell. 22 Eustis Ave. sold for $860,000 on July 13. Stephen M. Lopiccolo and Elise M. Ciregna sold the property to Christopher and Rachel Borbee. 7 Beebe Lane sold for $775,000 on July 13. Mary E. Lucey sold the home to William Alfred Harson and Katherine Hurst Harson.

NEIGHBORHOOD BREAKDOWN No two disclosed-price sales this period shared a street name, so transactions are grouped by price tier instead. One sale closed under $500,000: 6 Atwood St. at $490,000. Six sales closed between $500,000 and $1 million: 18 Park St. ($550,000), 9 Hart St. ($652,000), 4 Western Ave. ($675,000), 2 Gates Lane Unit 2B ($690,000), 7 Beebe Lane ($775,000) and 22 Eustis Ave. ($860,000). Three sales closed above $1 million: 346 Albion St. ($1,100,000), 102 Foundry St. ($1,300,000) and 16 Mansion Road ($1,310,000). The $500,000-to-$1 million tier accounted for the largest share of disclosed sales this period, with six of the 10 priced transactions falling in that range.

MARKET NOTES Seven of the eight deeds recorded with no disclosed price were transfers into or among family trusts, including 5 Coolidge Road, 80 Greenwood Ave., 68 Plymouth Road, 15 Parker Road, 10 Crosby Road and 10 Richardson Ave. Unit C. An eighth undisclosed-price deed, 7 Lancaster Road, transferred from Triple Star Realty LLC to Ryan and Brianna Marchant. Limited liability companies were party to three deeds this period: Foundry St. LLC bought 102 Foundry St., Triple Star Realty LLC sold 7 Lancaster Road, and Don Q Real Estate Development LLC and Saturn Realty Group LLC jointly bought 18 Park St. for $550,000. Two of the 18 recorded transfers involved condominium units -- 2 Gates Lane Unit 2B and 10 Richardson Ave. Unit C -- rather than single-family homes. Bedroom, bathroom and square-footage figures were not available in the deed records for any property in this period, so per-square-foot price comparisons cannot be made from this data set, and no distinction between single-family and multi-family properties beyond the two condominium units is discernible from the available records.
